NAI Hanson Negotiates 40,000-Square-Foot Full Building Industrial Lease in Carlstadt, N.J.
Carlstadt, N.J. (July 16, 2018) – NAI James E. Hanson has negotiated a lease for a 40,000-square-foot industrial building with NIS CP Corp. at 223 Veterans Boulevard in Carlstadt, N.J. NAI Hanson’s Kenneth Lundberg, SIOR, and Patrick Lennon represented the Tenant, NIS CP Corp. and John Friedland of United Realty Advisors represented the Landlord, Sitex, in the transaction.
The Sitex Group acquired 223 Veterans Boulevard in October of 2017 with the goal of creating a renovated industrial space in line with the demands of the small to medium-sized industrial user. Updates included renovations to the property’s 5,000 square feet of office space and adding modern warehouse lighting to the industrial space.
Boasting 16’ clear ceilings, four dock doors, one drive-in and parking for 34 cars, 223 Veterans Boulevard features an ideal location in the Meadowlands industrial submarket with easy access to major transportation arteries. The building’s adaptability for a wide range of industrial uses and its location made it an ideal leasing opportunity for NIS CP Corp., an e-commerce company that was looking to consolidate their operations into a larger space from two separate locations in Englewood and Palisades Park, New Jersey.
“We have seen demand for small and medium-sized industrial product continue to drive leasing velocity in the Meadowlands submarket,” said Lundberg. “Flexible spaces like 223 Veterans Boulevard can meet the space needs of a wide variety of tenants and are increasingly in short supply throughout the market. We were happy to work with the Sitex Group, one of the area’s premier industrial owners, to effectively market the building and secure a high-quality tenant for our client.”
