PARAMUS, NJ (NOVEMBER 4, 2013) – Landlords of shopping centers have had to look at new types of users over the past few years in order to fill up space due to higher vacancies as a result of bankruptcies, store closings and the recession. One industry looking to move into these spaces is urgent care medical facilities and the trend has been taking hold nationwide.
“We’ve seen several urgent care providers taking locations and move into some prime front of shopping center pad sites and end cap locations that banks or restaurants formerly occupied,” noted Chuck Lanyard, President of The Goldstein Group.
Doctors Express a 70 plus unit company and a client of The Goldstein Group recently leased two new locations in South Plainfield and West Orange, New Jersey. The company also has locations in Paramus, Lyndhurst, Florham Park, Bound Brook and Hamilton. They are actively seeking additional sites.
Urgent care facilities opened in conveniently located retail locations due to the consumer’s frustration over long waits in hospital emergency rooms and a reduction in available primary care appointments. The growth in the industry began in the mid 1990’s. Since 2008 the number of facilities has increased from 8,000 to over 9,300.
The urgent care industry is one of the fastest growing segments of the United States healthcare system. The Patient Protection and Affordable Care Act which takes effect in 2014, expands insurance coverage to millions of people by 2019.
Two other companies also are scouting for locations in New Jersey. The Doctors Office, recently added a location in Brick to add to their locations in Paramus and West Caldwell. Med Express, a chain based out of Morgantown, West Virginia, recently signed leases for space in Lodi, East Brunswick, Green Brook, Totowa and Hazlet.
PM Pediatrics, based in New York, has also come to take advantage of opportunities in New Jersey. This unique operation specializes in providing after hours pediatric care with operating hours from 5PM to midnight. The Goldstein Group recently assisted them in opening their first New Jersey location in Livingston and they have since also opened in North Brunswick.
