SVN/Motleys to Conduct Sale of Historic Farmhouse in the Virginia Piedmont Area


Bidding Begins June 16 on Nearly 60-Acre Property in the Heart
of the Richmond-Charlottesville-Fredericksburg Triangle

Louisa, VA (June 8, 2016) – SVN/Motleys will conduct the sale of the historic 58.69-acre North Bend Farm, which dates to 1774, beginning with an accelerated online sale June 16. The sale concludes online and on site at 1423 Yanceyville Road in Louisa – close to Interstate 64 midway between Richmond and Charlottesville – at 3 p.m. June 23.

“This sale is interesting in that this property will be sold in one of three ways,” said Chip Jones, an advisor with SVN/Motleys in Richmond. “It will be sold either in its entirety or as two tracts. It’s also an attractive property that is well-suited for multiple uses, including vineyards and lumber.”

Tract A is slightly more than 36 acres and includes the main house and 18 acres of towering pines. Tract B is nearly 22.25 acres and includes the original farmhouse, main barn and a rare smoke house (constructed in the 1700s).

The estate features an 8,000-square-foot main residence (under construction), farmhouse, chicken coups, multiple barns and several outbuildings. Most structures have water and/or electric.

The custom-built main residence is frame-and-brick Colonial style, with a walkout basement and sunken theater room. Contingency plans call for up to seven bedrooms and five baths.

The property includes four main pastures/paddocks of about 10 acres each. The fertile acreage has been verified for wine-grape production by Gabriele Rausse, the “Father of the Virginia Wine Industry.” The land also is suitable for organic farming.

The farm is situated on gently rolling elevated land surrounded on three sides by the South Anna River. The property, listed by the Louisa County Historical Society, reportedly functioned as a field hospital during the Civil War and apparently was surveyed by Lewis Meriwether of Lewis and Clark fame.

The land also has two ponds and four freeze-proof water hydrants with adjacent electric outlets. Upgrades include a new main barn roof in 2005 and the placement of all overhead electrical power underground in 2011, an extensive and expensive endeavor.
