SVN Land Asset Expert Ashley Bloom Closes $900K Transaction of North Port Property in Southwest Florida

The 5.93-acre multi-family asset opportunity underscores growing push toward South Sarasota & Charlotte County development

North Port, Florida (November 18, 2015)Ashley Bloom, founding chair of Sperry Van Ness’ Land Product Council, and Ron Ziegler, an Advisor with Sperry Van Ness Florida serving Sarasota and the surrounding market, closed a land deal on a 5.93-acre lot in North Port paving the way for a multi-family development in Southwest Florida abutting rapidly growing Charlotte County.

The property, acquired by Meridian Senior Living for $900,000, is adjacent to Sumter Boulevard and Greenwood Avenue, convenient to US41 with nearby amenities ranging from a golf course, restaurants and activities as well as a retail district. It also features quick access to major transportation arteries.

“This transaction illustrates the growing demand for land and development opportunities in Southwest Florida,” said Bloom, whose extensive land asset background also includes experience in commercial land planning and development. “We’re continuing to experience growing interest and activity in the area that encompasses South Sarasota County into Charlotte County. We see this as the next hot growth opportunity for Southwest Florida.”

The SVN team of Bloom and Ziegler represented the seller Jaiguru Properties, which has substantial land holdings in this market. The transaction is an ideal example of the SVN philosophy of teamwork to best serve clients.  Bloom provided his land asset expertise while Ziegler provided his local market knowledge to help the client find the right buyer for the property.

The North Port area is growing in importance in the commercial real estate market having achieved 19 percent population growth between the 2000 and 2010 censuses. Its growth is spilling over into Charlotte County, which saw the highest jump in new housing starts in the Southwest Florida region. The Innovation Coast is expected to increase its population by 50 percent by 2040 as it complements its leisure, hospitality, education and health services infrastructure with professional and business services. SVN sees growing opportunities in the county because of its welcoming business climate as well as its unspoiled beauty, low cost of living and growing industrial sector.
