SVN Florida’s Ashley Bloom Closes Two Land Transactions Totaling $3.9MM on the Gulf Coast
Bloom, SVN’s land asset expert, continues to see significant activity for single-family residential in Florida’s fast-developing Southwest region
Charlotte County, Florida (October 08, 2014)—SVN Florida's Ashley Bloom successfully closed two land transactions totaling $3.9MM in Charlotte and Lee counties, one of the hottest areas for development and growth in Florida’s Southwest region. Bloom, SVN’s National Land Product Council Chairman and asset expert, led the transactions totaling more than 132 acres, the majority of which will be developed for single-family residential.
These new transactions come on the heels of a multimillion land deal, also slated for single-family residential development, Boom recently closed and announced in Charlotte County.
“What we’re seeing is a logical expansion of interest and activity into Charlotte County and the surrounding area and this market is only going to get hotter,” said Bloom. “Florida’s Southwest region is a nationally-recognized area for retirees. The surrounding counties have been experiencing significant growth for several years. Now we’re seeing the Port Charlotte market heat up as well.”
For the Port Charlotte transaction, Bloom and his team worked with a team of professionals to help provide support in a number of areas including conceptual planning and site due diligence. The current concept calls for developing the 125-plus acres of land into more than 300 single-family units and a commercial tract. Bloom expects to attract large regional and national builders to the site, which is located adjacent the Tampa Bay Rays spring training facility.
Bloom worked closely with fellow SVN Florida Advisor Ron Zeigler to close the Lee County transaction, which represented a price per lot of more than $70,000. Pulte Homes is now developing this tract of land, located in the vicinity of the Waters Edge community, into more than 30 single-family units.
