Studio 1200 Creates a Dynamic New Workspace for JLL in Parsippany
With a recent office relocation, the global investment and commercial real estate service JLL took the opportunity to take a long look at their processes and procedures within their office. After evaluating their workspace needs, they committed to making some bold changes. JLL turned to Studio 1200, a leader in the market for workplace strategy design, to create thoughtful, inspired spaces.
In this Parsippany, NJ project, creating the desired classic yet modern workspace came with some inherent challenges. A short time frame, an awkward triangular reception area, a deep floorplate, and a desire for more natural light were all part of the package in this 13,300-sf space.
The Studio 1200 design team, led by Sandee Markwith and Susan Menk, hit these challenges head on. “Because we are a boutique firm, we can offer innovative design along with a more personal level of service,” says Sandee Markwith, principal and Interior Designer. “We know the NJ corporate market extremely well, having specialized in it for over 13 years.” This knowledge and design expertise resulted in a contemporary and sophisticated space that JLL employees and visitors enjoy every day.
The reception area incorporates timeless furniture and finishes and is centered by a dramatic reception desk and marble wall. Custom built-in furniture solves any awkwardness of the triangular layout. Pops of red – JLL’s brand color – were woven throughout the space. Adjacent to the reception area are the board room and some smaller conference areas, anticipating the flow of frequent visitors by eliminating the need to pass through the main workspace.
Private offices with large windows and glass walls were positioned along two sides of the perimeter to allow for more natural light to flow through to the center of the space. JLL provided sit/stand desks for every employee.
Collab areas for team members are each centered around a circular rug and red wall that references the “JLL World mark” logo and defines these collab zones. Dual purpose panels provide the choice of white board or a video screen for the meetings.
The office layout flows naturally around the central core open pantry. Frequented as a gathering space for employees and clients, the pantry’s natural wood finish and classic chairs create a welcoming area.
In the end, Studio 1200 achieved all of JLL’s goals – a classic yet contemporary space, driven by productive energy, was designed and delivered on schedule.
