Modern, 400,000-Square-Foot Class A Office Building in Parsippany, N.J. Grows List of Sought-After Amenities

(MAY 14, 2013 – PARSIPPANY, N.J.)— Transwestern today announced the grand opening of a
3,000-square-foot, state-of-the-art fitness center at 300 Kimball Drive, a headquarters-quality, Class A office building strategically located in the Parsippany submarket within Morris County, N.J.

“To attract top-notch tenants in today’s marketplace, it’s necessary to offer the complete package, which is why we chose to incorporate the fitness facility,” said Transwestern Principal James Postell. “The on-site gym is just one part of a total repositioning program we have launched, designed to strengthen the building’s overall appeal. We are confident that the capital improvements being made here, as well as the building’s recent LEED® certification, will attract a number of tenants that include a premiere corporate environment in their overall business strategy.”

The fitness center will be open Monday through Friday from 5:30 a.m. to 9:30 p.m.Each locker room has two showers, including one that meets the Americans with Disabilities Act(ADA) requirements, and a mirrored sink area. The facilities also include Digilock shared-use lockers that allow users to lock and unlock available lockers with a self-selected four-digit code.

This tenants-only amenity is offered at no charge to all building occupants andfeatures a wide variety of cardio and weight machines, as well as a small area for exercise classes, free weights, men’s and women’s locker facilities and flat-screen televisions.

Sustainable fixtures were also integrated into the fitness facility’s design, including LED lighting, low-flow toilets and urinals and automatic faucets powered by solar cells. Additionally, metals and cardboard were up-cycled throughout the renovation. Incorporation of these sustainable attributes and processes was a priority for 300 Kimball Drive, which was recently certified LEED Silver by the U.S. Green Building Council (USGBC).

Managed by the Nicholson Corporation in conjunction with Gensler as the architect, the capital improvement campaign includes several features in addition to the fitness center:

  • Remodeling of the main lobby including new stone flooring and two-story glass on both sides;
  • Extensive renovation of the cafeteria with new flooring, wall coverings, seating areas and a coffee bar;
  • Refurbishment of all 20 restrooms with new countertops, mirrors, fixtures and wall coverings;
  • Survey of parking lot and redoing pavement and striping as necessary;
  • Replacement of concrete sidewalks, parking structure sections or loading dock slabs based upon results of concrete condition survey;
  • Hiring of a landscape architect to upgrade ground areas with new trees, ground cover and annual flowers; and
  • Power washing of entire building’s exterior, as well as washing the interior and exterior of all windows.

Transwestern handles the leasing and management of the 400,000-square-foot building, which is uniquely positioned to accommodate the immediate space requirements of a wide range of tenants, including those with large block needs. Postell leads the assignment, along with Managing Director Matthew McDonough.

The building, originally constructed in 2001, features numerous on-site amenities, including a large cafeteria, separate storage for tenants and ample parking, including executive covered parking. Spacious floor plates allow for flexible build-out options. The site provides direct access to Interstates 80, 280 and 287; U.S. Routes 46 and 202 and N.J. Routes 10 and 53. There is an abundance of amenities in the local area including hotels, shopping and restaurants.

In 2011, 300 Kimball Drive received an ENERGY STAR®rating of 93, a 24 percent higher rating than what ENERGY STAR considers “top performance” and 12 percent higher than the average ENERGY STAR rating within Transwestern’s national managed portfolio.
