Somerset County Couple Find Good Neighbors, Great Lifestyle at Ocean County Community

Little Egg Harbor, NJ, March 2014: It might be an overstatement to say that there is a pattern of migration among active adults moving from Central and North Jersey to points further south in the Garden State. But for one Ocean County 55+ lifestyle community, it’s an interesting and increasingly notable trend. At K. Hovnanian’sÒFour Seasons at Harbor Bay, a popular active-adult community in Little Egg Harbor, more and more buyers are coming from towns further north in the state. For many, it’s the opportunity to get more home for their money and to save even more with taxes that are much lower than other parts of the state. For others, it’s an opportunity to downsize and enjoy a new lifestyle near the shore.

Take Evelyn and Jim McNally, for example. The McNallys were ready for a new home and a change of lifestyle, as Evelyn explained. “We started looking at active-adult communities in New Jersey about two years ago, for a few reasons,” she shared. “Jim and I had been married for three years and we were living in my family home in Bridgewater. NJ. We really wanted to get a house that would be ours together, and we also wanted to downsize. Our house in Bridgewater was a four-bedroom home on a lovely acre lot, but we no longer needed that much space or property. We decided to start looking at adult-lifestyle communities close to the shore. We have always loved Long Beach Island and it is important to us that our children and grandchildren will enjoy coming to visit.”

The McNallys started to search online for a new home in an active-adult community – but it wasn’t their initial plan to look in Little Egg Harbor. “My husband was very active in our search and this is further south than he thought we should be,” Evelyn said, laughing. “He wanted to be at least above Route 72. Initially, we thought we wanted a golf community, so we did drive just south of Route 72 to visit K. Hovnanian’s® Four Seasons at Sea Oaks in Little Egg Harbor. As we traveled to see Sea Oaks, we passed K. Hovnanian’s® Four Seasons at Harbor Bay, so we stopped in for a quick look at the models. At that point, we didn’t have our house in Bridgewater on the market yet. A few months passed and we came down again to look at some re-sales at Sea Oaks, and also to take another drive around the community at K. Hovnanian’s® Four Seasons at Harbor Bay.

“When we finally got serious about selling our home, we got a realtor and really got started,” Evelyn continued. “We probably looked at six to eight communities and one of the ones our realtor found for us was K. Hovnanian’s® Four Seasons at Harbor Bay, so she brought us here again. What really sold us on the community was that we could get a brand-new house, in a brand-new development, where the people moving in seemed to be on the younger side – and everyone was so friendly! Every time we came here to visit, as we drove through the neighborhood, everyone waved. We’re very social people and we want to get involved in our community, so we were looking for that kind of warmth.”

K. Hovnanian’s® Four Seasons at Harbor Bay has earned a reputation not only as a friendly, social community, but as a real “destination” neighborhood for a large number of 55+ homebuyers from North Jersey and all throughout the Garden State. Quietly located amidst the natural beauty of Great Bay, just fifteen minutes from Long Beach Island and close to the excitement of Atlantic City, the private, gated community offers attractive, craftsman-style single-level homes in an outstanding Jersey Shore location, with a variety of resort-like amenities on-site and nearby. Buyers have a choice of eight different home designs, priced from the high-$200,000s (prices are subject to change). Homes feature two to three bedrooms, a home office and two baths, as well as two-level loft-style homes that offer three to four bedrooms and three baths.

Evelyn and Jim McNally purchased a Captiva model, a smartly designed, sophisticated home that offers one-story living with two to three bedrooms and two baths. Since moving into the home last September, they’ve been extremely pleased. “From the first time we walked in, we really liked it and thought it suited our needs,” Evelyn recalled. “Our home in Bridgewater sold in six days, so we needed something right away! The day after we sold our house, we drove down here and this spec home was available. We walked in and loved the open floorplan. It came with an upgraded gourmet kitchen that is beautiful. I finally have a double-oven! Our children have all been here and they love it. They’re very happy for us – and they’re also happy that we now have a place close to the shore!”

Being near the Jersey Shore is just one of the many lifestyle amenities available to homeowners at K. Hovnanian's® Four Seasons at Harbor Bay. The heart of the neighborhood is the community’s magnificent two-story Clubhouse and Recreation Center. This 16,000 square-foot, seashore-inspired facility features indoor and outdoor pools, sun decks, a fitness center, spa, billiards and craft rooms, tennis, bocce, horseshoes and more. The facility was voted “Clubhouse of the Year” in 2011 by the New Jersey Shore Builder's Association.

“After living here six months, we have joined the bowling league and I have joined the social committee, the photography club, and the women’s club,” Evelyn shared. “We have also attended several functions at the clubhouse and are enjoying meeting new friends and neighbors. Again, everyone has been so nice, from our very first day here. It’s a great development and we know we made the right decision in purchasing our home in Harbor Bay.”

As impressed as the McNallys have been about the friendliness of their new neighborhood, they were equally pleased with their experience working with the team at K. Hovnanian’s® Four Seasons at Harbor Bay. “Bill is just the absolute best,” Evelyn said, referring to sales associate Bill Kurtz. “I can’t say enough about him. He was excellent. He always made time for us and was always there when we had a question. We sold our home quickly so we needed to get something pretty fast. The whole process was quick and everyone was just so helpful all the time.”

Coming from Somerset County, the McNallys were new to Little Egg Harbor – and they’re still exploring all that the area has to offer. Ideally located near some of the Jersey Shore’s most famous beaches, K. Hovnanian’sÒFour Seasons at Harbor Bay is tucked away from all the hustle and bustle, yet remarkably close to the Garden State Parkway, Route 72 and other major roads.
