Sleiman Enterprises adds first Tampa shopping center to growing portfolio
Jacksonville-based Sleiman Enterprises acquired its first Tampa Bay area shopping center, Shoppes at Trinity Lakes at 12500 SR 54 and Community Drive in Trinity, Florida. The $18 million purchase of the shopping center further expands the company’s growing portfolio of retail centers.
“Based on the rapid residential growth surrounding Shoppes at Trinity Lakes, we see a great opportunity,” said Sleiman Enterprises partner Toney Sleiman. “We chose this center because it’s a secure long-term investment within an affluent trade area.”
Built in 2016, Shoppes at Trinity Lakes features 67,334 square feet of prime retail space with 96-percent occupancy. With Publix as the anchor, other tenants include GNC, Hair Cuttery, Heartland Dental, Mathnasium, Moe’s Southwest Grill, Nail Dior and Orangetheory Fitness.
Shoppes at Trinity Lakes is located on the outskirts of Tampa in Pasco County. The immediate area surrounding the center has a projected residential growth of 28 percent by 2020 with over 4,500 homes planned. The site covers 12.96 acres and offers 411 parking spaces. Sleiman Enterprises has the option of also building on a 3,000-square-foot area with frontage along SR 54.
“As part of our business strategy, we’re expanding the geographical area of our retail portfolio with the acquisition of Shoppes at Trinity Lakes,” said Sleiman Enterprises’ Chief Investment Officer Jonathan Heldenbrand. “Anchored by Publix, this center offers Trinity residents a convenient location to buy their goods and services.”
One of Florida’s largest privately held real estate companies, Sleiman Enterprises’ team worked with Cushman & Wakefield to close the deal. Sleiman Enterprises seeks to fill the two remaining available retail spaces without delay. For leasing information, call (904)731-8806.
