Several Tenants Move into Newly Renovated Little Falls Centre

Wilmington, DE - Emory Hill & Company has just completed extensive renovations at Little Falls Centre on Centreville Road near Lancaster Pike (Rt. 48) and downtown Wilmington, spurring several businesses to relocate there.

The improvements made by Emory Hill included: a new café with a coffee bar and “venditorium;” a newly expanded fitness center with upgrades such as a yoga room and new locker rooms; new restrooms; new common conference rooms with updated technology, accoustics, writeable surfaces, contemporary lighting, carpeting, walls and decor; and newly remodeled lobbies and common areas.

Little Falls Centre consists of two four-story serpentine-shaped, glass exterior buildings, each containing approximately 100,000 SF of Class A office space which have scenic views of the beautiful countryside and Wilmington’s city skyline. The campus also features 600-plus free surface parking spaces, public transportation access, on-site security officers and electronic card-key access and alarm monitoring, and there is no city wage tax.

Several new tenants have moved into both of the two office buildings on campus withing the past year including: Belchim Crop Protection USA,  Cover + Rossiter CPAs, Invista,  Colfax, and three law firms: MDSU; Baird, Mandalas Brocksedt, LLC; and most recently, Chimicles & Tikellis, LLP. Other tenants include Morgan Stanley/Smith Barney, PNC, RBC Royal Bank and Gunnip.

“We recognized that in order to be a CPA and advisory firm positioned for growth well into the future, we needed a new location to support our expanding client base,” said Cover + Rossiter’s Controller Chris Jackson. “The entire
team at Emory Hill was extremely helpful in making our desire to move to class A space become a reality.  From the start - working out the square footage and lease details with Neil Kilian and his team - to the finish - wrapping up the construction details with Chris Sturm and his team - Emory Hill listened to our needs, and helped us work toward solutions.  The final result is an office space of which we are immensely proud.”

Each building also has a two-story lobby with revolving doors, on-site uniformed security officers, and is served by elevators. Current availability includes +/- 35,332 SF (divisible) in Building I and 11,134 +/-  SF (divisible) in Building II. For more information contact Neil Kilian:
