Private Equity Investment Firm, Randy Whitehead & Company, L.L.C. Enters Multifamily Apartment Investments

07/03/2018

Cheyenne, Wyoming, July 3, 2018,  – Randy Whitehead & Company, L.L.C., a Wyoming based, small cap, private equity real estate investment company, announced today that it is entering the multifamily residential apartment home sector of the commercial real estate industry. The firm’s focus has traditionally been credit tenant triple net lease properties, as well as land and industrial infrastructure development, but is now adding multifamily to its portfolio mix, as has been anticipated for several years as part of a multi-phase implementation of its comprehensive long-term business plan, for diversification, defensive investment, and other strategic purposes.

The firm is targeting class B value-add investment properties in secondary and tertiary markets in several of the Rocky Mountain and Great Plains states. “If anyone is looking to divest a property for portfolio rebalancing purposes or other reasons, we would like to invite them to contact us to discuss a possible  acquisition”, said Kelli Thompson, the firm’s director of corporate communications, “prospective sellers can quickly reach our acquisition team by visiting our website at http://randywhitehead.com/acquisitions”.

“This next phase of our portfolio mix, has been in the works for quite some time now as part of a multi-phased implementation strategy, to create an inflation hedged and recession-proof, or at least a recession-moderated, real asset investment portfolio designed to endure economic trauma like we saw a decade ago.  We’ll be focusing on class B properties with value-add potential in certain secondary and tertiary markets where cap rates are still somewhat reasonable” said the firm’s president, Randy Whitehead.  “We’re currently looking at several prospects and have ample dry powder ready to deploy, but at this stage in the cycle we are being extremely conservative, a significant margin of safety will be part of any deal before we pull the trigger.  Moreover, we are really positioning to take advantage of buying opportunities near the next market trough, whenever that comes, we want to be ready”.  Asked about the defensive investment and other strategic purposes, Whitehead simply said, “multifamily is relatively stable during recessionary periods compared to many other investments” but added, “diversification, risk management etc., aren’t the only reasons for the implementation of this particular phase, we actually care about our tenants and many families are getting squeezed out of the homeownership option and so we will endeavor to provide a quality residential experience with an affordable rental price as a viable option”.

“We’re not exactly new to the residential world”, said Ms. Thompson,  “our firm is also the asset manager for R & G Realty Holdings, L.L.C., an investment vehicle that invests in single-family rental properties and is owned by Mr. Whitehead’s family office.”  “Some residential tenants have asked me if Mr. Whitehead was a hotelier because of the respect and concern he has shown for our tenants’ wellbeing and comfort.  He’s a firm landlord, but he also has empathy and can understand things from their perspective, something he instills in his property management staff. He grew up in the mom & pop rental property business and learned much of the human part of the business from his parents many years ago, the golden rule”, Thompson continued.
