Plainsboro Family Excited to be in New Home at The Orchards at Monroe

Monroe Township, NJ,May 2014: After living for ten years in a condominium in Plainsboro, NJ, Vijaya Madala and his family were ready for a larger home. When they began looking online for a new home last year, little did they realize that their search would include standing in line overnight at The Orchards at Monroe, a new community from K. Hovnanian® Homes®, New Jersey’s largest builder. But that’s precisely what happened, as the Madalas joined hundreds of other interested buyers last spring at the Grand Opening of this tremendously successful new neighborhood.

“When we first found the community online, they had not started building it yet,” Madala recalled. “We were looking for new homes and wanted to be in this area, so I could be close to my work. We liked what we saw online so we called The Orchards, spoke to them, and found out that they were having their grand opening on April 27th, 2013. We had looked at one other community in Monroe, but we liked everything about the Orchards much better – the quality of the homes, the community, the easy access to everything. Also price-wise, the Orchards was better. So I came here at 6:00 on the night before the opening and waited – I was the seventeenth one in line. We all stayed overnight, waiting for the doors to open the next morning. I had never done anything like this before! But I recognized what a great opportunity it was and we didn’t want to miss out.”

Like the Madalas, a lot of homebuyers in central New Jersey have recognized the tremendous opportunity presented by The Orchards at Monroe. Since opening last year, this new community of single-family homes in Monroe Township has exceeded expectations, with homes selling out almost as soon as lots are released. For last year’s Grand Opening, people actually began waiting on line and camping out at 8:30 in the morning on the day before the opening. Over 500 people registered in the sales office, and counting families and friends who visited, the community had well over 2,000 people walk through its model homes during the course of the weekend. The Orchards sold every available home in its first phase during that Grand Opening weekend.

The Madalas were among the fortunate few to get one of the first homes. “It was exciting to be one of the first!” Madala exclaimed. “It is a very good community and very good for us. We wanted to get the best home at the best price and that’s what we got: a much larger home at a very comfortable price.”

Priced from the mid-$500s, The Orchards at Monroe features 132 single-family detached homes, conveniently set on the border of Monroe Township and Cranbury in Middlesex County. The new community has a warm, traditional neighborhood feel, with tree-lined streets, sidewalks, Belgian block curbing, and even a pool and cabana for homeowners to enjoy in the warmer months, scheduled to open this summer.

Buyers have their choice of four new contemporary home designs, which provide up to 3,125 square feet of living space, with 3 to 4 bedrooms, 2½ baths, 2-car garages and English basements. Desirable features include nine-foot ceilings throughout the main level and hardwood flooring in entry foyers. Designer kitchens feature beautifully crafted, furniture-quality cabinetry with 42” upper cabinets and granite countertops.

Mr. Madala, along with his wife Suneetha Madala and their two children, closed on their new home this past January and moved in on February 5th. They purchased a Peachtree model. “We really liked the model,” Madala shared. “It is a very good size, with four bedrooms, and we appreciated the quality of construction. One of the things we really liked was the English basement. The big windows on the back side of the basement bring in a lot of light, so when we do finish the room, we will really like having that natural light. Also, we saw a lot of basements in other homes that did not have heating and air conditioning. Here, we have that, which we like a lot, too.”

Homeowners also enjoy one of central Jersey’s most convenient locations, which was very appealing to the Madalas. “We are close to a Park and Ride, the turnpike, a lot of shops,” Mr. Madala commented. “The school district is also very good. Our children are very happy here.” The community provides easy access to major roadways such as the NJ Turnpike, as well as Routes 1, 18, 33 and 130. Eminently commutable to New York City, Monroe Township is an ideal place to call home, offering many local amenities and attractions including Forsgate Golf & Country Club, Thompson Park, as well as a variety of major shopping centers and a broad variety of fine restaurants. And of course, the Jersey shore is only a 20-minute drive to the east.

In addition to having the distinction of being one of New Jersey’s fastest-selling new communities, The Orchards at Monroe is also the recent recipient of several impressive awards. In March, the community received three prestigious SAM Awards from the New Jersey Builders Association, which are presented annually to honor the industry’s most creative and successful sales and marketing initiatives, including excellence in residential design and marketing programs within the state of New Jersey. The Orchards at Monroe was awarded the coveted “Community of the Year” award(Detached Community Over $400,000), as well as awards for “Best Logo for a Detached Community” and“Best Interior Merchandising for a Detached Community Over $400,000.”

In February, the community also won four FAME Awards from the Shore Builders Association of Central New Jersey, including one of the highest honors, “Community of the Year (Single Family Detached).” Additional FAME Awards included “Sales Office for a Single Family Detached Community”, “Interior Merchandising for a Single Family Detached Community”, and “Logo Design for a Single Family Detached Community.”

The Madalas have been extremely pleased since moving into their new home at The Orchards at Monroe. “We’re very happy. All of our neighbors are very nice. In fact, I knew some of them from being in line together!” Mr. Madala said, laughing. “Our experience here was excellent. We like the whole team in the sales office. They always responded quickly and took care of everything we needed. We had no problems and, even after our closing, we still stop into the office to say hello, just to stay in touch with them. It’s a very good community and we have already referred many of our friends to buy here. In fact, one of my friends has already purchased!”

Don’t miss your opportunity to be part of this exciting new neighborhood, while there are still opportunities available. A brand-new set of lots was recently released, and interested buyers are encouraged to visit the community soon for the best choices. The community is open daily from 10:00 a.m. to 6:00 p.m. The sales office and model homes are located at 6 Potomac Avenue in Monroe Township (GPS Address: 324 Cranbury Half Acre Road).
