Relocation Reinforces Appeal of The Landis Group Property as Headquarters Location

STAMFORD, CT (April 24, 2013) – The Landis Group, a leading real estate development and management firm, today announced that The Navigators Group, Inc. has entered into a long-term agreement to occupy the entire eighth floor – totaling 36,782 rentable square feet – at 400 Atlantic StreetStamford’s preeminent business address.

The international specialty insurance holding company will relocate its corporate headquarters from Rye Brook, N.Y., bringing with it an additional 200 jobs for Connecticut. Navigators joins a tenant roster at the 15-story, 500,000-square-foot Class A office tower that already includes high-quality corporations such as Charter Communications, UBS, American Express, The Santander Group and Harman Kardon.

"The 400 Atlantic location provides Navigators with a modern and well-positioned headquarters in downtown Stamford, with convenient access to transportation, restaurants, hotels and other vital business services.  The building’s location and professional design enhances our brand and our ability to attract and retain high quality professional staff," said Stanley A. Galanski, President and CEO of The Navigators Group, Inc. "Our relocation to 400 Atlantic is part of our growth strategy and we look forward to the next decade of prosperous growth in Stamford."

Navigators is the second large-scale company to move its headquarters to 400 Atlantic in the last month, which is now nearly 90-percent leased. Last year, Charter Communications signed a 75,000 square-foot sublease on two floors of the office tower.

“The interest we continue to receive from well-established companies is testament to the property’s growing reputation as ‘the’ premier headquarters location in Stamford,” said Scott Landis, Principal at The Landis Group. “From Navigators to Charter Communications, these first-class companies are drawn to the property because of the unparalleled opportunities its downtown location affords their organizations and employees.

Originally conceived and constructed as Champion Paper's world headquarters, 400 Atlantic Street is located across from the Stamford Train Station and highlighted by a dramatic lobby entrance and public spaces, expansive 37,000-square-foot highly flexible floor plates, elegant interior staircases and sweeping views of Long Island Sound.

In 2012, the site was named The Office Building of the Year (TOBY) from the Southern Connecticut Building Owners and Managers Association (BOMA) in the 500,000- to 1,000,000-square-foot, multi-tenant category. Additionally, the property achieved the U.S. Environmental Protection Agency’s (EPA) prestigious Energy Star recognition, the national symbol for superior energy efficiency and environmental protection. Commercial buildings that earn Energy Star recognition use 35 percent less energy and generate 35 percent fewer greenhouse gas emissions than similar buildings across the nation.

Each of the building’s light-flooded floors presents an opportunity for eight spacious corner offices, while the center core construction allows for the most efficient space planning. Tenants also benefit from the presence of numerous on-site amenities, including an indoor connected garage, in-building fitness center, and full-service lobby cafeteria. Only 35 minutes to Manhattan, 400 Atlantic Street is across the street from the Stamford Metro-North Rail Station and adjacent to Interstate 95.
