NAI Mertz Named Exclusive Leasing Agent for a 100,000-SF Energy Star Office Building in Prime Pennsauken, NJ, Location

—Property Features Modern Design & Advanced Energy Conservation Technologies—

MT. LAUREL, N.J. (JANUARY 29, 2015)—NAI Mertz, a leading full-service commercial real estate firm serving southern New Jersey and greater Philadelphia, has been appointed exclusive leasing agent for Kevon Office Center, a 100,000-square-foot Class A office building, located at 2500 McClellan Avenue in Pennsauken, New Jersey.  The mid-rise office building is being marketed by the NAI Mertz team of Rebecca Ting, SIOR, vice president, and Julie Kronfeld, sales associate, on behalf of the owner, Kaiserman Company.  The building is currently 84 percent leased.

“In addition to its prime location on the Route 70 corridor just minutes from Center City Philadelphia, Kevon Office Center is recognized as one of the most energy-efficient buildings in the southern New Jersey marketplace,” said Ting. “Ownership showed a real commitment to its tenants, the environment and its asset by recognizing the importance of improving the building's energy efficiency.”

“The location, coupled with its full service rates and flexible floor plans, make it a very attractive office space to future tenants,” added Kronfeld.

The four-story office building recently underwent a major capital improvement program that focused on energy efficiency and conservation, which when completed deemed the building energy star certified.  Some of the improvements to the building included retrofitting the building’s 19,000 square feet of single-paned windows into energy-saving, triple-glazed insulated glass windows, which reduce annual energy costs by more than 26 percent.  The building also was fit with photovoltaic solar panels that generate an average 132,000 kilowatt hours of energy each year.  In addition, Kevon Office Center features a Green Revolution Power Application Correction System that increases the efficiency of the building’s electrical system and reduces utility cost by eight percent.  The building’s lobby features monitors where tenants can view the building’s energy savings and energy production status.

Conveniently located just five miles from Philadelphia, Kevon Office Center offers easy access to Routes 38, 70 and 130, as well as the New Jersey Turnpike and Interstate 295.  Local amenities desirable to tenants include numerous hotels, restaurants, childcare centers, fitness centers, public transportation and the Cherry Hill Mall.  During lunchtime, tenants of Kevon Office Center can enjoy a nearby walking trail that leads to Cooper River Park.  Owned and managed by the Kaiserman Company, the building is staffed with 24-hour security and on-site maintenance.

Office space is available on the first and second floors of the building, ranging from 1,672 to 4,775 square feet.
