NAI Hanson Reprsents Pollitt Drive Ventures in 10,520-SF Lease Agreement With Gan Aviv Nursery


NAI James E. Hanson, a leading New Jersey-based commercial real estate firm, today announced that Gan Aviv Nursery, LLC, has signed a lease for 10,520-square feet of space at 16-00 Pollitt Drive, an 87,022-square-foot office/flex building in Fair Lawn, N.J.

This will be the second New Jersey location for the daycare center, which owns and operates another facility in Bergenfield, N.J.

NAI James E. Hanson Senior Vice President Kenneth Lundberg and Associate Vice President Darren M. Lizzack, MSRE, represented the property’s landlord, Pollitt Drive Ventures, in the transaction.

“This transaction was made possible by the willingness of Gan Aviv Nursery and Pollitt Drive Ventures to work hand-in-hand to obtain from governing authorities the site approvals that were necessary in order to use the site for a daycare center,” Lundberg explained. “Gan Aviv Nursery sought out this particular location due to its proximity to the tenant’s other facility in Bergenfield, which is currently operating at full capacity. No longer will they need to turn away business, added Lizzack”

Constructed in 1955, 16-00 Pollitt Drive was recently acquired by Pollitt Drive Ventures. The new ownership has upgraded the building, which features two tailgate loading docks and a 22-foot-clear ceiling, by installing a new roof and a new parking lot.

Through the efforts of NAI Hanson, occupancy at the property, which is conveniently located directly off of Route 208, has risen to 88.4 percent. Lundberg and Lizzack will continue to market the final leasing opportunity at the property — a 10,128-square-foot space.

“This is a very exciting time for the area surrounding 16-00 Pollitt Drive, as it continues to change from what was once a manufacturing sector for the borough of Fair Lawn to more of a flex-type area combined with healthcare and quasi-healthcare related uses,” Lundberg said. “In the immediate area, Nabisco continues to run its manufacturing facility at full capacity. However, other surrounding buildings include more professional buildings, a healthcare club and other medical facilities. Additionally, the Fair Lawn Promenade recently began clearing land for the development of a 10-acre site that will include retail, office and residential uses.“
