NAI Hanson Brokers Lease at Fort Lee’s Class-A Southpole Office Building

NAI James E. Hanson, a leading New Jersey-based full-service independent commercial real estate firm, announces it has brokered a lease of 2,576-square-foot to C Land Realty at the Southpole office building located at 222 Bridge Plaza South in Fort Lee, NJ; this comes only weeks after Team Lizzack/Horning completed the lease for an entire floor (18,686 sq. ft.). NAI Hanson’s Randy Horning and Darren Lizzack represented both the tenant, C Land Realty, a residential and commercial real estate company, and the landlord, South Pole Fort Lee, LLC, in the transaction.

The Southpole building is a 108,000-square-foot, seven story, Class-A office space located at the foot of the George Washington Bridge at exit 73 off I-95 North. The building has a newly renovated elevator, lobby and bathrooms. There is ample onsite parking with two levels of below grade parking and covered parking that leads directly into the building’s lobby. The building boasts on-site property management, solar panels and energy efficient lights and window covers. The premium office space is also fitted with advanced fiber optics, ensuring that future technologies can be easily integrated for tenants.

“It has become increasingly important for owners and landlords to competitively service tenant needs in addition to providing competitive rates,” said Horning. “While well-located urban office buildings are experiencing better vacancy rates than their suburban counterparts, it really is a tenant’s-market with respect to office space. The landlord at Southpole was able to offer an aggressive buildout and deliver the space at a competitive cost, which appealed to C Land Realty.”
