NAI Capital Completes Single-Tenant Investment Sale Of #1 Sushi House in Woodland Hills, CA

Los Angeles, CA, Tuesday, June 27, 2017– Executive Vice President, Matt Ehrlich with NAI Capital’s Encino office completed a single tenant investment sale of a 3,567 square foot restaurant property in Woodland Hills, Calif. The buyer, Canzonet Investments, LLC, was represented by Ehrlich in the transaction. The seller was Green Springs Partners, LLC. The transaction totaled $1.99 million or $585 per square foot at a 6.8% cap.  

The restaurant property is located at 19723 Ventura Boulevard. Built 1955, the building was been completely remodeled in 2007. The property has approximately 3,567 square feet of rentable space with 50 feet of frontage along Ventura Boulevard. Ventura Boulevard is one of the heaviest traveled streets in Los Angeles, with above average disposable income within 3-mile radius. The restaurant seats a total of 60 customers with 16 seats at the Sushi Bar and 44 seats for dining. The property is 100% leased to a SUSHI ICHIBAN KAN, which means "# 1 Sushi House".

Ehrlich said, “#1 Sushi House is well established and has been very successful at this location for years. This is a solid investment from my client. The appetite from our investor clients remains strong for single-tenant investment deals.”
