NAHB Honors CB New Homes for Innovative Marketing Strategy

February 2015: CB New Homes, one of the leading sales and marketing organizations in the tri-state area homebuilding industry, was recently honored by the National Association of Home Builders (NAHB) with the prestigious award for “Best Innovation in Marketing Strategy.” The award was presented during the National “Best of 50+ Housing Awards,” held January 20th at Caesars Palace Hotel & Casino in Las Vegas, as part of the NAHB’s annual International Builders’ Show. The “Best of 50+ Housing Awards” are presented each year by the NAHB’s National Sales and Marketing Council to honor superior sales and marketing achievements in the homebuilding industry, for age-targeted projects.

The award was presented to CB New Homes by a vote of industry peers, in recognition for the firm’s exceptional project and marketing strategy to reach age-targeted buyers at James Place, a new townhome community in Morris Township, New Jersey, from esteemed builder, Mark Built Homes. James Place is an age-targeted community designed for buyers who are seeking to downsize. David Schoner, CB New Homes’ Vice-President, commented on the firm’s achievement and the significance of this award.

“We’ve been honored in the past on a regional level for our marketing strategy, but this is the first time that we’ve been recognized nationally for our strategic efforts,” Schoner said. “We always place a very strong emphasis on market research and we’re committed to developing the most effective and efficient marketing strategies for each builder and every community we work with. This is one of the most distinctive differences we bring to the table for our clients, so it’s very meaningful to be acknowledged at a national level for our efforts. James Place was conceived, designed, tested and marketed with an age-targeted buyer in mind – and we successfully captured this buyer by asking the right questions and providing them with exactly what they wanted: a new, move-down home at a price point and home size of about 70-80% of their previous home. The community design, unit design and finishes, pricing and purchase process were enthusiastically received by buyers, indicating that our strategy and implementation were right on target. Consequently, James Place is now 80% under contract and is the best-selling age-targeted community in New Jersey, averaging ten sales per month since opening in February 2014.”

James Place is the first community of its kind to come to Morris Township in fifteen years. Buyers have a choice of six spacious, exquisitely designed townhome floorplans that offer two or three bedrooms, with island kitchens that open into expansive great rooms. Priced from the high $600s, the homes offer from 2,000–3,000 square feet of luxurious living space. The community offers a peaceful, park-like ambience, with acres of preserved land and hundreds of trees planted throughout. The neighborhood will also feature a walking/running trail and an outdoor fitness station for homeowners.

These kinds of special touches and attention to detail are typical of Mark Built Homes, the builder behind James Place. Over three generations, Mark Built has made a name for itself as a prestigious builder of homes that are creatively distinct and architecturally unique, with an unparalleled reputation for craftsmanship.
