Massey Knakal Secures Retail Leases In Manhattan And Brooklyn

Massey Knakal Retail Leasing Services has secured four new retail tenants for 226 West 116th Streetand 844 Amsterdam Avenue in Manhattan and 369 Mother Gaston Boulevard and 944 4th Avenue in Brooklyn.  The four spaces total approximately 8,120 square feet of ground floor and cellar space with 78 feet of frontage.

226 West 116th Street, located between Eighth Avenue and Adam Clayton Powell Jr. Boulevard in Manhattan’s Harlem neighborhood, contains approximately 1,650 square feet on the ground floor with 2,500 square feet of usable lower level space.  It features exposed brick walls and approximately ten foot high ceilings with 18 feet of high visibility frontage. It is conveniently located near major transportation, including the 2, 3, B, and C subway lines.  Neighboring tenants include the U.S. Postal Service, Focus Lighting, Café La Case, The Pink Room, Make My Cake, Benjamin Optical, and Harlem Tavern.  The space will be occupied by a liquor store.

844 Amsterdam Avenue, located between West 101st and West 102nd Streets on Manhattan’s Upper West Side, contains approximately 470 square feet on the ground floor with an additional 250 square feet of basement space. It is vented and benefits from approximately nine foot high ceilings and ten feet of high visibility frontage.  The space is located near the #1 subway line and various bus routes, and neighboring tenants include Bank of America, Whole Foods, TJ Maxx, Modell’s, and Sephora.  The space will be occupied by Tatz Gourmet Sweetz, a gluten-free bakery. 

369 Mother Gaston Boulevard, located on the corner of Pitkin Avenue and Mother Gaston Boulevard in Brooklyn’s Brownsville neighborhood, contains approximately 875 square feet on the ground floor with an additional 875 square feet of basement space. Fully vented, it benefits from an approximately 35 foot glass façade with excellent signage, in an area with strong pedestrian and vehicular traffic.  Located in close proximity to the 3 and L subway lines, neighboring tenants include Boost Mobile, Domino’s Pizza, Family Dollar, U.S. Fried Chicken, and Pioneer Supermarket.  The space will be occupied by Metro PCS, a cell phone store. 

Massey Knakal’s David Chkheidze exclusively represented the landlord in these three transactions.  “We are very happy to complete these leases in a very short time. We have planned, marketed and leased all these spaces well in advance of lease expirations, so there was a very short time frame, if any, between tenants,” David said.

994 4th Avenue, located between 38th and 39th Streets in Brooklyn’s Sunset Park neighborhood, contains approximately 800 square feet with an additional 700 square feet of basement space.  Fully vented, it benefits from approximately 9.5 foot high ceilings and 15 feet of high visibility frontage.  Located in close proximity to the subway, neighboring tenants include Domino’s Pizza, McDonald’s, and TD Bank.  The site will be occupied by a car repair shop.  Massey Knakal’s Joseph Colista and David Chkheidze exclusively represented the landlord in this transaction.
