Clifton/Woodland Park, NJ, March 2016: “We are delighted, but so much of this was all very unexpected for us!” That’s how Fred Levine described the experience he and his wife, Ellen, had when they moved earlier this year to K. Hovnanian’s®Four Seasons at Great Notch Spa and Club, one of North Jersey’s most successful active-lifestyle communities. The couple, who had lived in Manhattan since they were married nearly four decades ago, never imagined moving to a suburban 55+ community – until Fred’s sister and brother-in-law made the move to K. “There’s an old saying,” Fred shared, “Man plans – God decides. That’s how it was! Instead of us finding a new place to live, my sister Sandy and brother-in-law John found one for us! We had been looking for a new place in Manhattan, and were starting to consider some of the other boroughs. But, we just couldn’t find anything and, when we did, the offer and acceptance process was tortuous. Sandy and John were in the process of moving here from their home in South Orange. They were extremely careful – very good researchers. We watched as they looked at a number of 55+ communities in the New Jersey area, and some outside the state, never imagining for a minute that we would end up in one, too. Moving to this type of community was just not on our list of things to consider.
“When they told us they were moving forward at K. Hovnanian’s® Four Seasons at Great Notch, we were thrilled for them. Before they closed, sometime in the early summer of 2014, they were invited to a Family Day event at the community – and they invited us to join them. We wanted to support them in their move, so we went along. We really enjoyed it! It was a real eye opener for us; walking around the community, the clubhouse and the pool area, looking at the models and, especially, talking with people. It was more than nice and comfortable – and it made a very strong impression on us.”

So, I said to my sister, ‘Can we go over to the sales office? I think I’d like to take a look at some of the models.’ We went over, without an appointment, and spoke with the sales team. They took the time to walk us through the units. She asked a series of questions about how Ellen and I might use the home to understand what unit would be best for us. She recommended two units which were projected for occupancy in April, 2015. The team showed us where the new building would be, how the landscaping was going to be done, and escorted us into another building so we could approximately how the views would be from the unit we might purchase. There was no pressure at all and after that one visit, we put down our first payment. But it didn’t feel like one visit, because we were already familiar with the community and the team covered so much in that one visit, that we felt totally comfortable moving forward.”
K. Hovnanian’s® Four Seasons at Great Notch offers a variety of luxurious home designs, with floorplans that appeal to almost every type of 55+ buyer, including attractive villa, garden and carriage-style homes. Each home is thoughtfully planned, with floorplans that offer from 1,426 to 2,291 square feet of beautifully designed living space, including two bedrooms and two baths. Homes are priced from the upper-$300s (subject to change). All homes within the community are subject to an age-restriction whereby the homes are restricted to use. For occupancy of the homes in Clifton at least one person must be age 55 years or over. For occupancy of the homes in Woodland Park, up to 15% of the homes can be occupied where at least one person is age 50 or over. The remaining homes must have one person age 55 or over. There may be no permanent resident being under the age of 19 in the community.
Ellen and Fred Levine purchased an Iris II model, which they moved into at the end of April this year. “It’s a very good product and a very comfortable home,” Fred commented. “We like the way the kitchen and dining area is laid out. We like to entertain, so it was important for us to have an open layout with the kitchen, dining room and living room hub, where people can gather. Also, the light due to the multiple exposures is extraordinary and that was very important to us. We were coming from an apartment right off the Hudson River in downtown Manhattan, where the sunsets were so pretty and the water was so relaxing. So, we wanted that natural light and we wanted a unit with a good view. We ended up with a very unique view of the Rock Quarry, a view of Montclair State University and Yogi Berra Stadium. We can see the fireworks during baseball season. And to top it off, we have a view of the New York City skyline in the distance. It’s all very pretty. We feel fortunate to have found this and to now be closer to our family.”
No doubt one of the community’s finest amenities is its location and proximity to New York City, which was critical to the Levines. “Ellen still works full-time and I’m still working part-time,” Fred explained, “and on those days when we need to be in the city, we need to be able to readily commute. So we had to make sure our commute would be satisfactory – and it’s really been a positive for us. Ellen enjoys the easy train ride into the city and I like the flexibility of driving in and on those days commuting home together.”

As much as they love their new home and their commute and the clubhouse, for Ellen and Fred Levine, the move to K. Hovnanian’s® Four Seasons at Great Notch Spa and Club was really about something else. “It was all about the people,” Fred said in summary. “Our family, of course – we’re very close and this feels like a return to the 1960s for me, because my mom and her sister lived across from each other when we grew up in Valley Stream. Now, my sister and I are just two blocks apart. In addition, the sales team, the interior designers at the K. Hovnanian® Design Center where they spent hours with Ellen going through choices and options, and the building team, which supervised the construction – all were great to work with. And then, the community itself: the people in our building have been extraordinarily welcoming and everyone is so friendly. It all seemed very natural and very comfortable. We’ve been very happy here.”
