“Love at First Sight” for Rockland County NY Couple and Little Egg Harbor 55+ Community
Little Egg Harbor, NJ, December 2014: “It was literally love at first sight.” That’s how Joan Sullivan describes the reaction she and her husband, Clement, had when they visited K. Hovnanian’sÒFour Seasons at Harbor Bay, the popular 55+ communitylocated just fifteen minutes from Long Beach Island in Ocean County’s Little Egg Harbor. “This was it – we didn’t even consider visiting other communities or areas,” Joan continued. “There was just a certain warmth here. Everyone we met, on the street, at the clubhouse, they were all so nice and so pleasant. When we first visited, we immediately liked it. We went on vacation to Europe and when we came back and visited again, a few weeks later, we decided this was it.”
The Sullivans' reaction was not an uncommon response among people who visit K. Hovnanian’s® Four Seasons at Harbor Bay. In fact, many adult homebuyers from throughout New Jersey and the metro New York area have fallen in love with the private, gated community, with its attractive single-family homes and active, resort-like lifestyle near the Jersey Shore.
The Sullivans closed on their new home in July and are currently living there on weekends. “Although my husband is retired, I am still working, but it’s our plan to eventually move down here full time,” Joan explained. “We live in South Nyack and have been in Rockland County, New York, for 40 years. We also owned a condo on the beach in Lavallette, NJ, since 1996. When Hurricane Sandy hit, it was utter devastation in the town. Our unit was spared, fortunately, but our complex sustained a lot of damage. We made the decision to put our condo on the market and find something else near the water, but not on the water. We were packing up our home in Lavallette and had the TV on when we saw the ad for K. Hovnanian’s® Four Seasons at Harbor Bay on NBC Channel 4. We had looked at some other adult communities in the past, but we were not actively looking until then, so it was perfect timing!”
Quietly located amidst the natural beauty of Little Egg Harbor’s Great Bay, K. Hovnanian’s Four Seasons at Harbor Bay is located near some of the Jersey Shore’s best beaches. The community is tucked away from all the hustle and bustle, yet remarkably close to the Garden State Parkway and other major highways, making travel easy for homeowners, which was important to the Sullivans. “We had no familiarity with this part of New Jersey at all,” Joan said, laughing. “But it’s really ideal. It’s close to the water and for us, it’s within a two-hour drive of our current home and my practice in Westchester. And we also have a daughter living in Jersey City, so we didn’t want to be too far from her.”
K. Hovnanian’s® Four Seasons at Harbor Bayoffers buyers a choice of six distinct home designs, nicely priced from the high-$200s (prices are subject to change). The single-level homes feature up to 2,900 square feet of living space, with up to three bedrooms, three baths, and attached two-car garages. Many buyers also appreciate the taxes, which are substantially lower than active-adult communities in other parts of the state or in New York.
The Sullivans chose a Bonaire model. “You walk in the front door and it has all this open space,” Joan described. “There are no big walls in front of you. It’s a very freeing feeling when you walk in. It has a lovely foyer that leads to the den and dining room, and from there you have an unobstructed view all the way to the sun room at the back of the house. We also liked the layout of the other rooms. Having the guest suite on one side of the house separated from the owner’s suite is ideal.”
One of the most appealing features of K. Hovnanian’s® Four Seasons at Harbor Bay, and a big part of the Sullivan’s decision to buy here, is its variety of recreational and social amenities. The heart of the neighborhood – and the site for many of the community’s activities and events – is the magnificent two-story Clubhouse and Recreation Center. This 16,000 square-foot, seashore-inspired facility features indoor and outdoor pools, sun decks, a fitness center, spa, billiards and craft rooms, tennis, bocce, horseshoes and more.
“The fact that all of this is available was very important to us,” Joan shared. “I’m an occupational therapist, so I understand the need for community involvement and participating in activities. That made our decision to buy here even easier, because there is so much to do right here in our community – we don’t need to go find things to do. We haven’t had much of a chance to avail ourselves of everything yet, since we’re only here on weekends. But we like that there are so many activities for us to eventually participate in. The indoor and outdoor pools are very enticing. My husband loves tennis and pickle ball is big here, so he’s learning to play that, too. I love playing Mahjongg and I like crafts. I’ve already joined the Women’s Club and my husband will join the fishing club.”
In addition to all that’s happening inside the community. K. Hovnanian’s® Four Seasons at Harbor Bay offers easy access to plenty of outstanding dining, shopping, entertainment and recreation choices in the area. The Sea Oaks Golf Club, a championship 18-hole public golf course, is adjacent to the community. Boating, fishing, great marinas, historic lighthouses, sun-drenched beaches, and all the excitement of Atlantic City are all just minutes away.
The Sullivans were also pleased with how smoothly the process of buying their new home went. “They really make it easy for you,” Joan shared. “We‘ve bought and sold a number of homes over the years, so we understand how daunting the process can be. But for anyone who isn’t that familiar, their sales process is very comforting. Everything is laid out and explained to you in detail. You know in advance what to expect and you feel safe in taking this step. We worked with Bill Kurtz and he was phenomenal. We always knew he was there to answer any questions we had along the way and we always felt very comfortable with him. In fact, everyone we’ve met along the way has been delightful – all the K. Hovnanian® people. All of our neighbors are absolutely lovely people. We’ve attended a number of community-sponsored events and we always meet very nice people. Everyone has been so welcoming. It’s been absolutely delightful.”
