Long-Time Islanders Find Rewarding New Lifestyle at North Jersey Active-Adult Community

03/05/2014

Clifton/Woodland Park, NJ, March 2014:Arlene and Tom Guadagno had no intention of living in New Jersey. Not that they had anything against the Garden State, mind you. As long-time Long Islanders, they simply didn’t envision leaving the area; even when it came time for them to downsize and move to an active-adult or retirement community. “We were looking to sell our big old house in Valley Stream, where we had lived for 38 years, and go into something easier to take care of,” Arlene Guadagno said. “So my husband and I started looking at senior communities from Nassau County to the Hamptons, but we really couldn’t find anything that we liked.”

Then one day they were visiting their daughter and son-in-law, Julia and Dan Butera, who live in Wayne, NJ. As they drove around the area, they noticed K. Hovnanian’sÒFour Seasons at Great Notch Spa and Club up on the cliff, off of Route 46 – one of North Jersey’s most successful active-adult lifestyle communities. They stopped in to see the community and were immediately impressed. “We were looking all over New York and we could not find anything that compared to this,” Arlene said.

K. Hovnanian’sÒFour Seasons at Great Notch has a reputation for making first impressions that are simply unforgettable. Set in a picturesque mountain rock quarryand surrounded by majestic cliffs, with spectacular views of the New York City skyline, the community offers an appealing combination of beautifully designed homes in a tranquil setting, with a resort-like lifestyle, and a highly convenient location only 12 miles from New York City. It’s easy to see why the Guadagnos, and so many other 55+ homebuyers from throughout the New York-New Jersey metropolitan area, have been attracted to this one-of-a-kind community.

“It’s such a beautiful space,” Arlene Guadagno said. “The cliffs, the hills, the walks and the beautiful landscaping – it’s visually very aesthetic, compared to Long Island, which is all flat lands. We moved here because of the proximity to New York City and to highways. We can get anywhere we need to go easily! And we wanted to be close to our grandson, Adam. Then once we moved in, we realized that the amenities are sensational – both the physical and the intellectual activities. And on top of that, the prices were very reasonable, especially compared to New York.”

Priced from the upper-$300s (prices subject to change), K. Hovnanian’s® Four Seasons at Great Notch offers a variety of home designs with floor plans that appeal to almost every type of active-adult buyer, including luxurious villa, garden and courtyard homes. Each home is thoughtfully planned, with floorplans that offer from 1,466 to 2,907 square feet of beautifully designed living space, including two or three bedrooms and up to three full baths.

The Guadagnos chose a Zinnia model, a garden home design, which they moved into last summer. “We specifically chose this model because of the larger space and because we each wanted to have our own study in addition to the master bedroom,” Arlene shared. “It was a definite downsizing for us, coming out of a big four-story Tudor home with lots of square feet and private gardens. We were a little concerned about condominium living after 38 years of single-family living, with a private porch, backyard and pool, but this could not have worked out better.”

One of the most pleasing aspects of living in their new community has been the socializing and the neighborhood amenities, most of which are centered around the magnificent 25,000 square-foot clubhouse. Here, homeowners enjoy a variety of recreational and social lifestyle opportunities that are simply unsurpassed in the area. The facility includes both indoor and outdoor heated swimming pools, tennis and bocce courts, a putting green and driving range, billiards, card and craft rooms, and a state-of-the-art fitness center. A variety of clubs and other social activities are held in the facility, as well.

“I’m doing something every single day here,” Arlene admitted. “My husband and I are very active physically. I love the pool and enjoy the water aerobics. My husband loves the gym and art classes. We love to take long walks around the property. My guests also love using the pool, gym and sauna. I also love all the classes and the wonderful book clubs. I was an English teacher and these book clubs are very high-level. There are so many intellectual pursuits here and many former educators. The current events discussions are sensational. The community is filled with intelligent, ‘with-it’ people – and that’s what young retirees want. Everyone we meet, we love! We’ve made so many new friends here. And the community is lovely for our extended family, too. My mom and daughter from Long Island can come and stay over in our guest room. Our daughter in Wayne has a young son and the community offers so much for the grandchildren. It’s just charming. They had sleigh rides with horses last December. And on Labor Day, all the kids could come and swim with no guest limit.”

No doubt one of the community’s finest amenities is its proximity to New York City, which Arlene Guadagno is quick to acknowledge. “It was extremely important for us to be close to New York City,” she said. “We are very involved in cultural things and often go to the opera, the ballet, the theatre and to visit friends in the city. It’s so easy – twenty minutes, door to door.” There is also now a bus stop right at the entrance of the community, providing direct access to Port Authority.

Privately tucked away, K. Hovnanian’sÒFour Seasons at Great Notch feels removed from all the hustle and bustle of everyday life – and yet, as Arlene Guadagno pointed out, the community is within easy reach of major highways, such as Routes 3 and 46, Interstate 80, the Garden State Parkway and the New Jersey Turnpike. Nearby fine dining, lush parks and boutique shopping options also abound. “We were familiar with Wayne because of our daughter living there, but not so much with Woodland Park,” she said. “But it’s so accessible to everything. The shopping is amazing. And we are very conscious about what we eat, so we like having a Trader Joes, a Whole Foods and a Fairway all within five minutes.”

Visit K. Hovnanian’sÒFour Seasons at Great Notch Spa and Club to see exactly what it is that convinced a couple of long-time Long Islanders to make the move to this unique New Jersey community. “I am not an easy person to please,” Arlene Guadagno admitted, laughing and summing up her feelings, “but I can find very little to complain about living here! I would tell anyone that it’s a fabulous value for what you are paying and what you are getting.”
