IRS Contract Prompts Accenture to Sign Lease at Advance Realty’sD MetroEast Office Park in Landover,

Advance Realty, one of the Northeast’s leading owners and developers of Class A office, mixed-use and flex-space properties, today announced that Accenture Federal Services LLC has signed a 6,596-square-foot lease at 8100 Professional Place, a 55,473-square-foot office building located within the Metro East Business Campus in Landover, Md.

A wholly owned subsidiary of Reston, Va.-based Accenture LLP, Accenture Federal Services works with U.S. federal clients to define and implement business solutions. The company recently won a contract with the Internal Revenue Service (IRS) and selected Metro East Business Campus due to its close proximity to the IRS regional headquarters.

“A major selling point for the Metro East Business Campus is the incredibly convenient location near the train station, major road roadways and a host of conveniences,” said David J. Fisher, senior vice president and regional managing director for Advance Realty‘s Washington D.C. region. “While Accenture was initially attracted to the site due to its proximity to the IRS, the high quality of the space itself and campus amenities were key factors in completing the transaction as well.”

Robert Pugh, principal at Edge Commercial, represented Advance in the transaction, while Adam J. Brecher, an assistant director in Studley’s Washington, D.C. office, represented Accenture.

A three-story, brick building, 8100 Professional Place features a two-story, renovated lobby with Class A finishes including granite and millwork in addition to 235 parking spaces. Other tenants include Clark Construction Group, LLC and Snavely King Majoros & O'Connor, Inc.

Located in Prince George’s County, Metro East Business Campus is within walking distance to the New Carrollton Train Station, which is serviced by Metro, Amtrak and MARC. It is close to Route 50, the Capital Beltway (I-495) and the IRS Regional Headquarters. This location also provides tenants with easy access to key transportation routes and daily conveniences near Route 28, I-66 and the Dulles Greenway. Amenities on the campus include a fitness center, on-site hotels and delis. Within Metro East Business Campus, Advance owns nine buildings totaling approximately 600,000 square feet.
