NEW YORK, NY, April 29, 2013 –The sales effort has launched at The Jefferson, a new eight-story, 83-home luxury condominium building located at 211 East 13thStreet in Manhattan’s East Village.

Named after the historic Jefferson Theatre that once occupied its site between Second and Third Avenues, The Jefferson features a collection of well-appointed studio, one-, two- and three bedroom residences -- including limited-edition duplexes with private backyards.   The Marketing Directors will serve as the building’s exclusive sales and marketing agent.

“We’re delighted to introduce a newly constructed building with modern design and finishes to one of the most historic neighborhoods in Manhattan,” notes Michael Barry, President of Ironstate Holdings.  “We believe The Jefferson will be a great addition to the East Village and a welcome alternative for those looking to enjoy a contemporary living experience in an area known for its the culture, dining and nightlife.”

Designed by Manhattan-based BKSK Architects to fit in contextually with neighboring buildings from the 18thand 19th centuries while maximizing natural light, TheJefferson features a distinctive masonry façade, oversized windows and an inviting main entry.   Club-like amenities and common spaces designed by Kara Mann Design invoke the history of the neighborhood, with contemporary street art inspiring the 24-hour attended lobby, sky-lit residents’ lounge with billiards table and adjoining library.  Residents will also enjoy a Technogym-equipped fitness center.

The developers engaged prominent landscape design firm Town and Gardens, Ltd. to transform The Jefferson’s rooftop space into a communal terrace that features stunning views of the neighborhood.  The outdoor design also includes café tables and chairs, an outdoor kitchen, lounge chairs, a modernist arbor/gazebo, barbecue and bar, outdoor shower, and trees and seasonal plantings, as well as private cabanas with electric, gas and water hookups available for purchase -- all with panoramic views of Manhattan, the East River bridges and Brooklyn.

“We’ve worked with a great team of architects and designers to create a residential property that complements the surrounding streetscape and delivers an exceptional living experience to residents,” said Charles Blaichman.

The residences at The Jefferson offer a variety of layouts ranging from 500 square feet to 1,880 square feet of living space.  Modern design finishes and appointments include oil brushed walnut floors throughout, high ceilings, oversized windows and smart home-ready electronic shades. Eggersmann kitchens feature custom natural oak cabinetry with etched mirrored glass, brushed natural oak paneled ceilings with recessed lighting, a Corian island with integrated sink, and a stainless steel appliance package from Sub-Zero, Wolf and Bosch complemented by a Sub-Zero wine refrigerator.   Sumptuous baths at The Jefferson boast honed basaltina stone wet walls and Corian white stone counters.

Initial occupancy is scheduled for spring 2014.  The building is expected to benefit from a 421A Tax Abatement.

“The Jefferson’s combination of modern luxury and an East Village location makes it one of the most unique new condominium buildings to come to market,” notes Jacqueline Urgo, president of The Marketing Directors.  “As a result, anticipation has been high from both consumers and brokers.”

Known as the birthplace of many iconic artistic movements and venues, including the celebrated Jefferson Theatre, the East Village is distinguished as the historical home of punk rock, Andy Warhol, CBGB’s, Palladium, Charlie Parker, the galvanization of post-modern art, Jackson Pollock and countless others.  Today, The Jefferson is surrounded by current East Village cultural icons: Momofuku, Gotham Bar & Grill, Union Square Café, Esperanto, Northern Spy Food Co., Webster Hall, Blind Pig, New York University, The Cooper Union, Union Square, Mercury Lounge, Nuyorican Poets Café, The Orpheum Theater, and so much more -- all within walking distance of public transportation.
