Surefield’s Pricepoint puts consumers in control of pricing homes

with better tools than pros use

SEATTLE — Nov. 18, 2015 — Surefield, the first residential real estate brokerage to dramatically lower commissions for U.S. homeowners by leveraging 3D home tours, today launched a free online tool to give consumers the most accurate and reliable way to price a home. Now consumers can create their own — and better — home valuations for free.

Pricepoint gives consumers better tools than the pros use to help refine and calculate the home price. Its unique analytical tools make it easy and fast to find outliers that skew results, letting consumers hone in on the most accurate home value, quickly. With Pricepoint, consumers are in control of analyzing and assessing the comparable homes — not a secret formula. Therefore, the calculations are transparent, data driven, precise — and free. Now home buyers and sellers can find out what a home is really worth without entering any personal information or talking to a real estate agent to get the data.

“Finally, consumers can get an instant and accurate home valuation without the hassle of talking to an agent or relying on a secret formula that doesn’t look inside the home. Pricepoint is the only free tool that gives a totally transparent home valuation without turning you into a lead,” said David Eraker, Surefield’s CEO. “No longer will home sellers have to jump through hoops to get the true value of their home and homebuyers quickly can determine if a home is priced right before going on a tour or making an offer.”

Pricepoint is easy to use. After entering a residential address, consumers are presented with similar sold and active listings. They can view photos to compare amenities and use point-and-click analytical tools to find outliers based on price per square foot, lot size to finished area, and beds to baths to find data differences among comparable homes, and exclude the dissimilar ones. They can refine the results to include additional homes, generating even more accurate home values from larger initial sets of data.

“Pricepoint helps automate another key step in the residential real estate transaction. When consumers educate themselves about the local real estate market and are armed with accurate data, it saves everyone a lot of time and hassle. Pricepoint aligns sellers and agents so the home is priced right from the start, and allows buyers to quickly determine a home’s true value and competition,” said Rob McGarty, Surefield’s managing broker and COO.

The home values are based on MLS data, ensuring Pricepoint uses the most current and complete information. Pricepoint identifies similar homes that have recently sold in a specific area to help calculate the value of a home based on the price per square foot — just like the pros, but Pricepoint also analyzes nearby comparable homes for sale to assess the competition. While sold data gives the most objective estimate, it is important to see what is currently for sale to analyze competitive inventory levels and prices. It is available for houses, condos and townhomes in Washington state.
