Coyote Takes Remaining Office Space at 255 Ottley within Armour Yards Development
Armour Yards, an adaptive-reuse district situated between Atlanta’s Buckhead and Midtown neighborhoods, today announced Coyote, a subsidiary of UPS, will occupy 47,986 square feet of office space within the project. The logistics provider will lease the entire portion of office space at 255 Ottley, bringing the entire Armour Yards project to 86.4 percent leased. Brooke Dewey, vice president at JLL, represented the landlord, Third and Urban and institutional investors advised by J.P. Morgan Asset Management, in the lease transaction. David Burkards with MB Real Estate represented Coyote.
Headquartered in Chicago, Coyote provides transportation and logistics services to more than 14,000 customers across a wide range of industries. The company will house its brokerage group at Armour Yards, creating a second Atlanta-area office for the organization. The expansion will create approximately 325 jobs in Atlanta. Coyote will keep its existing operation at 960 North Point Pky. in Alpharetta, where it currently employs ~450.

Situated between Ottley Drive and Armour Drive in Atlanta, Armour Yards is a bustling district made up of 28 buildings. The district comprises creative office space filled with innovative and high-tech companies and amenities like Sweetwater Brewing Company, American Spirit Works, Atlanta Track Club and Fox Bros. Bar-B-Q. The district’s adaptive-reuse office project consists of four former industrial buildings totaling 190,000 square feet of combined loft-office and retail space.
Armour Yards offers plenty of amenities to attract modern, innovative employees. Culture-driven partnerships, pet-friendly policies and abundant outdoor space connects tenants with the community and creates an inspiring environment for employees. The project was designed by Smith Dalia Architects and Gay Construction served as general contractor. 255 Ottley was completed in May 2017 and is also home to gourmet coffee roaster East Pole Coffee Co., opening this month, as well as a currently unannounced restaurant concept.
Connectivity is hallmark to Armour Yards. The project offers immediate access to Path 400 and the famed Atlanta BeltLine. BeltLine officials recently presented plans to extend the trail into Buckhead as part of its future expansion. Plans for the new trail, called the Northeast Trail, will extend the BeltLine directly to Armour Drive, creating immediate accessibility and connecting tenants with the community.
Coyote is also working alongside City of Atlanta officials to create a community circulator service between the Armour Yards area and the Lindbergh MARTA station. The shuttle service would offer enhanced connectivity to public transit and improve walkability for Armour Yards tenants and guests.

In addition to Coyote, JLL’s Jeff Bellamy, Brooke Dewey, Liz Koteles and Ben Reeves recently secured several new tenants at Armour Yards. In April, Influence Health signed a 10,405-square-foot lease at 120 Ottley and Green Olive Media announced it will occupy 3,989 square feet at 165 Ottley. Last fall, Anisa International expanded its presence within Armour Yards by 2,918 square feet. 255 Ottley and 165 Ottley are both 100 percent leased. The only remaining office space in Armour Yards is at 165 Ottley.
