Consistent Deal Flow Dramatically Increases Occupancy of Matrix Corporate Campus at Exit 8A


MONROE TOWNSHIP, N.J. (October 3, 2012)–Matrix Development Group,one of the Northeast’s most active and well-regarded real estate investment and development companies, has announced that consistent activity at Matrix Corporate Campus, the company’s premier business park at Exit 8A of the New Jersey Turnpike, has dramatically increased occupancy at the property.

“When we purchased this campus in 2010, it was only 12 percent occupied with just 42,500 square feet leased. In a relatively short amount of time, we have been able to generate significant interest in opportunities at the park that have increased occupancy to 65 percent,” said Alec Taylor, Principal of Matrix Development Group. “We now have 219,000 square feet leased or sold and have made significant progress in our redevelopment plans for this property. In 2010, Matrix acquired the 80-acre, 13-building business park, which spans more than 335,000 square feet of office, laboratory and flex space. Since then, Matrix has renovated eight buildings and invested in infrastructure projects including road improvements, new signage, landscape re-shaping, upgraded telecommunications network and water service upgrades. In 2013, Matrix will open a full-service cafeteria on site as an additional amenity.

“The scope of the renovations currently underway on several buildings at the park are quite extensive, resulting in preserved office shells with entirely new exterior window walls, new energy-efficient mechanical and electrical systems and attractive entry lobbies and public spaces,” added Richard F.X. Recent activity at the campus includes a 61,000-square-foot lease with Bracco Diagnostics, a 37,000-square-foot lease with ADP, and the purchase by Richard Grubb& Associatesof a 9,000-square-foot building.The site also serves as the world headquarters for Innophos and additional tenants of the campusinclude AmeriHealth Insurance Company of New Jersey, Real Time Components, Nano-Ditech and JakTod.

Boasting a strategic location at Exit 8A of the New Jersey Turnpike, Matrix Corporate Campus offers turnpike frontage, providing companies prominent exposure on one of the State's busiest roadways. It straddles both Cranbury and Monroe Townships in thriving Middlesex County and offers immediate access to Route 130. 

Matrix is currently offering buildings of varying sizes for both lease and sale at the park. Users as small as 1,500 square feet to those with requirements in excess of 30,000 square feet can be easily accommodated within the existing buildings at the park. Additionally, build-to-suit opportunities can also be accommodated at the park, ranging in size from 30,000 square feet to 100,000 square feet.
