Another Large Lease at One Liberty Plaza

Transatlantic Reinsurance signed a lease for three floors at 165 Broadway, AKA One Liberty Plaza. The starting rent for the 133,609 SF space is in the mid $40s with TIs in the mid $60s. Earlier this year Investment Technology Group (ITG) signed a lease for three floors in the same building, with similar terms. (The Transatlantic lease entered the CompStak database the same day it was reported in the Real Estate Weekly - 1/3/2013)

 Tech Migrates Downtown: Refinery29 Expands Five Fold

Style website Refinery29 outgrew its 6,500 SF offices at 30 Cooper Square and moved downtown to a space almost five times as large at 225 Broadway. The new 30,553 SF offices on the 22 and 23rd floors of the building will be built out by the landlord and end up costing just over $30 PSF. The original asking price for the space was in the high $30's.

Two New Tenants at 3 East 54th Street

Nest Fragrances, a home fragrances manufacturing company, signed a lease for the entire fifth floor at 3 East 54th Street. The company will pay rents in the mid $40s and will receive over $60 in TIs to build the 15,229 SF space. The rents are slightly higher than those paid by Verigold Jewlery for 11,735 SF on the floor above. (Both leases have been in the CompStak database since early November and were reported in the press in late November.)
