CB New Homes Honored by NJ Builders at SAM Awards
May 2016: CB New Homes, one of the leading sales and marketing organizations in the tri-state area homebuilding industry, was honored this spring with three prestigious SAM (Sales and Marketing) Awards from the New Jersey Builders Association (NJBA). The awards were presented in a ceremony on March 31st in Atlantic City, during the annual Atlantic Builders Convention, the largest building industry trade show in the Northeastern United States. The SAM Awards honor the most creative and successful sales and marketing initiatives in the New Jersey homebuilding industry, recognizing excellence in marketing accomplishments and individual performances.
A perennial winner, CB New Homes was honored this year in three leading SAM Award categories, reflecting the strength, performance, and professional success of some of the firm’s key people. Sales Associate Leslie Newlands was named Sales/Leasing Manager of the Year for a second consecutive year. In a serendipitous turn, Newlands’ son and fellow CB Sales Associate, Zachary Newlands, was named Rookie of the Year. And one of the evening’s most prestigious awards, Marketing Director of the Year, was presented to CB New Homes Vice-President, David Schoner.
Winner of the 2014 NAHB and NJBA Sales Person of the Year awards, Les Newlands excelled in 2015 as Sales Manager responsible for the continued success of James Place an age-targeted townhome community in Morris Township and the 2014 NJBA Community of the Year, and for the successful introduction of and leasing at the new 221 Bergen in Harrison. Remarkably, in 2015, with a team of only two people, Les oversaw production of $28M across 41 contracts at James Place and $1.09M annual rental revenue across 45 leases at 221 Bergen. As a result of his efforts, only five units remain at James Place, while at 221 Bergen, 25% of the community was pre-leased before the Certificate of Occupancy was granted and 50% was leased up in the first two months.
Meanwhile, Zach Newlands was making an equally impressive mark at 221 Bergen. In his first foray into residential real estate leasing, Zach achieved a 35% conversion rate on prospects seen to leases written, nearly tripling the national conversion ratio for rental communities and exceeded his leasing goals by 145%. This resulted in the new community being on track to full lease-up in two-thirds of the time originally pro-forma’d. Zach’s pre-leases prior to the building’s certification for occupancy were impressive with 25% of units pre-leased, representing $843K annually.
As Vice President of the Coldwell Banker New Homes Division, David Schoner is responsible for directing the sales and marketing of communities throughout New York, New Jersey and Pennsylvania, a territory that spans over 110,000 square miles. In 2015, he not only achieved but exceeded the division’s goal for number and volume of sales, successfully overseeing the sale of 400 homes in his region. Schoner is also responsible for new business development, research, and Realtor® outreach.
Schoner’s education in urban planning, combined with his experience working for a regional builder and his experience conducting consumer real estate research, allows him to view new construction from a strategic, holistic perspective. Consequently, he is able to work collaboratively with builders on new developments, often even before they have acquired land, due to their confidence in his reputation for creating and marketing successful communities that meet builder financial goals and consumer wants and needs.
Among Schoner’s many accomplishments this year, he was responsible for overseeing the sales, leasing and marketing of several for-sale and rental communities acquired by Coldwell Banker in emerging markets that were in various stages of gentrification. Schoner was able to successfully identify the vision, pricing and target markets for these challenged properties. In 2015, he also continued Coldwell Banker New Homes’ expansion into the apartment market in both urban and suburban markets, creating a solid revenue stream, and spearheaded the firm’s continued expansion into Long Island.
