Carlton Hired to Sell and/or Recap a Controlling Interest in Over $1 Billion of European and U.S. Hospitality and Office Tran

Kicking off its new large deal investment sales business, Carlton has been hired on several great investment sale and equity investment opportunities which are summarized below.  These opportunities involve large, high profile hospitality and office transactions in Portugal, the Canary Islands, Rome, Madrid and key cities in the U.S. including Manhattan, South Beach and Chicago.   

 

We have also already put together the financing for most of the below opportunities and are looking for an operator and/or equity to finalize a transaction. 

 

-          Sale of a Seven-Hotel Portfolio In the Canary Islands, Spain – We are the exclusive advisor for the sale of a 3,500-key, heavily cash flowing hotel portfolio in a prime Iberian location. This is an opportunistic acquisition which can be bought at an attractive cap rate with lots of opportunities to improve net income. These propertiesgenerate close to €100 million in revenues and throw off a substantial positive cash flow. 

 

-          Iconic Hotel Acquisition in Portugal –We are the exclusive advisor to a major hospitality owner who is in contract to acquire one of the finest hotels in Portugal. This is a highly opportunistic transaction and we are seeking an equity partner who can benefit by the significant expected recovery thorughout Europe. 

 

-          30% IRR on Rome Residential Portfolio Conversion Acquisition– We are the exclusive advisor to the contract vendee who is acquiring a prestigious residential portfolio located in the heart of Rome. We are seeking a qualified partner to co-invest in this deal.

 

-          Sale of a €1 Billion Credit Net Lease Transaction– We are the exclusive advisor to a major property owner who has retained Carlton to sell a €1 billion net lease transaction.  This property is located in one of the top European cities and benefits from a credit rating and long term lease. 

 

-          300 Key Ocean Front Hotel and Condominium Conversion Opportunity in South Beach – This is a tremendous opportunity for a 5-star brand and developer to totally reposition and redevelop this existing ocean front asset into one of the top 5-star hospitality resorts in South Beach as well as cashing in on a huge profit opportunity by converting certain of the existing hotel rooms into condominiums.

 

-          "Hudson Hotel" 871 Key Chicago Hotel Rebranding opportunity – This is a tremendous opportunity to take advantage of the readily improving Chicago hospitality and condominium market. This property is ripe to be converted back into a 4/5 star hotel with the ability to convert the upper floors to condominium, which will really supercharge your returns.

 

-          265 Key Hotel in Washington DC - The opportunity here is to double the NOI on this super well located hospitality asset proximate to the White House. Expected equity returns will be greater than a 20% IRR.

 

-          Large Manhattan Condominium Conversion Equity Opportunity-  This transaction takes advantage of the red hot Manhattan condominium conversion sales market.  The equity check here is about $25 million and you can make at least a 3x on your money.
