Affordable Housing Makes Homeownership at Shrewsbury Community a Reality for Monmouth Nurse
Shrewsbury, NJ, May 2014: When ToniAnn Bennett began looking for a new place to live last year, homeownership was a dream she didn’t think was realistic yet. The Little Silver native, who works as a nurse, was living at home with her parents and her five-year-old daughter. She had decided to find a new place together with her boyfriend, who was living in an apartment in Brick Township. They had a few requirements, as ToniAnn explained.
“Our number-one criteria was finding something in a good school district, for my daughter,” Bennett shared. “I grew up in Little Silver and I love this area, plus we wanted to be close to my parents’ home, so they can help with child care. But we didn’t really have any intention of buying a home until we saw The Ivy at Shrewsbury – and with their affordable housing opportunities, it suddenly felt like purchasing made more sense than renting.”
The Ivy at Shrewsbury is a new community from award-winning builder, K. Hovnanian® Homes®, New Jersey’s largest homebuilder. As the only new-construction townhome community of its kind in the popular Red Bank-Shrewsbury-Little Silver-Fair Haven area, The Ivy has appealed to a wide variety of buyers throughout New Jersey and beyond – including many first-time buyers like ToniAnn Bennett.
“My boyfriend’s mother works in Shrewsbury and she noticed that they were building new-construction townhomes here,” Bennett continued. “So we looked at The Ivy and I immediately loved it. I loved the area and the Shrewsbury school district is phenomenal. Nothing else met our requirements of being both affordable and in a good school district. We would have had to sacrifice one or the other. But thanks to affordable housing, we were able to buy a home that we couldn’t have gotten otherwise. Our mortgage payment ended up being significantly less than what our rent would have been for a two-bedroom apartment – and now we have a three-bedroom townhome!”
Currently, The Ivy at Shrewsbury has three affordable housing opportunities available for qualifying buyers. These are two-bedroom townhomes, with pricing that starts in the $130s (prices subject to change).
ToniAnn Bennett moved into her new home on February 1 of this year, along with her boyfriend and her daughter – and they couldn’t be happier. “We love it,” she said. “There are very large windows in the bedrooms and the living room, so we get lots of natural light. It came with a dishwasher and stove, which was nice because that was one less worry for us. The landscaping is very well maintained. And my daughter is thrilled! I took videos of her reaction when we moved in. I had taken care of her room first, to get it all ready. We painted it and got her new bedding and moved all her toys in. When she saw it, she was ecstatic. She kept saying, ‘My room, my room!’ We also turned the third bedroom into her playroom, so now she tells me, ‘You know, Mommy, I have two rooms and you only have one.’”
The Ivy’s prime location is truly a key advantage to living here. The Red Bank-Shrewsbury area is one of Monmouth County’s most desirable and convenient places. For ToniAnn Bennett, the location was ideal. “I’m familiar with Shrewsbury and I know it’s a safe area. The schools are phenomenal. And living at The Ivy, we’re very close to the school, so as my daughter grows older, we can walk or ride bikes to school.”
The Ivy at Shrewsbury is located about five miles from the beach, and only one mile from the upscale Grove at Shrewsbury and The Galleria, two popular shopping complexes in the area. It’s also close to two of the region’s largest medical facilities, Monmouth Medical Center and Riverview Medical Center. And the community is nicely situated a mere three miles from downtown Red Bank, with its charming brick sidewalks, Victorian street lamps, eclectic dining, art galleries, boutiques and shops, and unrivaled entertainment and nightlife. The Ivy is also ideal for commuters, offering easy access to the Garden State Parkway and located only two miles from the NJ Transit train station in Red Bank, which offers direct service to New York’s Penn Station. Homeowners are also within walking distance of a bus stop that leads to Port Authority.
As a first-time buyer, ToniAnn Bennett found the experience purchasing at The Ivy very comfortable. “We worked with Denise Dubuss and she was incredible,” Bennett shared. “For us to have never purchased a home before, we didn’t know the first thing about it. She made sure we were comfortable and walked us through everything, explaining things and always keeping us abreast with where we were in the process.”
Now, Bennett is not only a champion for The Ivy at Shrewsbury, but also for affordable housing. “I’ve actually recommended The Ivy to many coworkers, shown them pictures, and told them, if you want somewhere nice and safe for your family, this is the place to go. And regarding affordable housing, it can be a process and at first it can look daunting. But the reward at the end is so worth it. We would not have the home we have today without it. In fact, I plan on running for the Board at Ivy as an affordable housing representative. I want to help lead this community on behalf of affordable housing buyers!”
