Advance Realty and The Davis Companies Announce 87,482-SF Lease with Encompass Elements at 2750 Morris Road in Lansdale, Pa.
Attracted to Class A Property’s Robust In-Place Infrastructure, Marketing Production Services Company Relocates
The partnership of Advance Realty and The Davis Companies (TDC) today announced that marketing production services company Encompass Elements has signed an 87,482-square-foot lease at 2750 Morris Road, the partnership’s 675,000-square-foot, Class A, office and manufacturing center in the Philadelphia suburb of Lansdale, Pennsylvania.
Encompass Elements, which is relocating its digital print and production operations to 2750 Morris Road from Colmar, Pennsylvania, is the latest tenant to benefit from the property’s robust in-place infrastructure. In July, graphic communications company Great Atlantic Graphics also relocated to the property.
Advance and TDC recently completed extensive, strategic capital improvements, including the installation of new building systems, a new roof, upgrades to common areas, new lighting, enhanced landscaping, additional parking and exterior wayfinding signage throughout the entire complex.

The Montgomery County property, originally an electronics plant for Ford Motor Co., features heavy power generation, 100-percent HVAC and state-of-the-art humidity control systems. It also boasts dual substation power feeds, chilled water and compressed air delivery systems and five diesel generators. Its temperature- and humidity-controlled environment makes it particularly well-suited for companies seeking versatile warehouse, manufacturing or assembly space.
Advance Realty Director of Asset Management Barry Quiner and the CBRE team of Senior Vice President Paul Touhey and Associate Andrew Green represented ownership in the transaction. Their counterpart in the deal was Jason Dempsey, owner of Dempsey Development & Brokerage, who represented Encompass Elements.
