Fairfield, N.J. (October 27, 2012)—Accordia Realty announced today that Greenbrook Executive Center, which sets the standard for Class A office properties in the Fairfield/Wayne, N.J. area, has earned The Outstanding Building of the Year (TOBY) awards from the Building Owners and Managers Association.

At BOMA’s 23rd Annual TOBY Awards Dinner on Wednesday, Oct. 26, at Brooklake Country Club in Florham Park, N.J., where buildings were given awards in several categories, the 203,000-square-foot project had already taken the top spot in the Renovation category and was among the properties recognized. At the end of the night, in a decision previously known only to the judges, Greenbrook was given the “Grand TOBY” as the most outstanding building in Northern N.J.

“BOMA’s selection of Greenbrook Executive Center as a Building of the Year confirms that this project is among the finest office properties not just in this market, but in the entire state,” says Joseph Romano, a principal at Accordia Realty. “When we purchased the property in 2006, we made a commitment to maintain it at the highest level. This award validates our hands-on management techniques and the first-rate leasing, amenities and finishes that fuel Greenbrook’s strong performance and healthy occupancy.”

Built in 1990, Greenbrook Executive Center commands an enviable location on 18 acres of tastefully landscaped grounds at 100 Passaic Ave., with convenient access to Essex County Airport, Greenbrook Country Club and nearby restaurants and shopping. The project’s superior design and infrastructure serving the site enabled it to emerge unscathed by flooding that ravaged many other properties in the area during and after Hurricane Irene.

Accordia Realty acquired Greenbrook Executive Center in 2006. Romano and Bogart soon launched a host of improvements. The building received an entirely new, high-efficiency HVAC system in 2008. Subsequent renovations included upgraded common areas, restrooms, hallways and the stunning, three-story atrium lobby. Among the onsite amenities is a full-service, 3,000-square-foot cafeteria with seating for 50.  Kurt Kulafsky of Aztec Corp. coordinated design work for the renovation.
