$4.9 Million Industrial Sale Completed by Orange & Riverside Offices of Lee & Associates

Harper of the Lee & Associates Orange office represented the buyer, Rider Street, LLC, and Finn Comer and Bruce Springer of the Lee & Associates Riverside office represented the seller, Turner Island Farms. The seller sold the 34,252 square foot distribution/warehouse building located at 325 W. Rider Street in Perris, CA for $4,900,000 or $143.06 per square foot.

The free standing industrial building is on a 14.35 acre site with a large fenced yard and has approximately 3,202 square feet of office space, as well as multiple cranes in the warehouse. It has 1,600 Amps of power, 8 ground level loading doors, 1 dock high door, 20’ clearance and is sprinklered. At the time of the sale, the building was vacant and was purchased by an investor with approximately 9 acres leased to a mobile modular company.
