371 Hoes Lane in Piscataway, NJ, Receives Energy Star Certification
Designation is Achieved Thanks to Combined Efforts

SOMERSET, NJ (JULY 10, 2012)– Cassidy Turley, a leading commercial real estate services provider in the U.S., today announced that 371 Hoes Lane, a 139,184-square-foot, three-story, Class-A building in Piscataway, NJ, has earned theU.S. Environmental Protection Agency’s prestigious Energy Star recognition, the national symbol for superior energy efficiency and environmental protection. The ownership is now pursuing LEED certification for the site.
Cassidy Turley Associate Vice President Harold Campbell, RPA, SMA, sid thatthe Energy Star certification was achieved due to the combined efforts of the Cassidy Turley Property Management, Sustainability Services/Energy Management and Brokerage Services teams, along with the property’s owner, Colony Realty Partners, and tenants.
“We were interested in improving the financial performance of the building, while also being aware of our social responsibility as managers,” said Campbell. “We took an aggressive approach by making sure all the existing engineering controls were set and running at exactly the levels they should be at all times.”
Campbell noted that they were able to secure the coveted ranking by adhering to energy-saving principles and aggressive maintenance efforts.
“We verified that everything in the building was working according to specifications,” he added. “Although we thoroughly check our building envelope to ensure there is no significant loss of R-value, at the end of the day, our results were a function of optimizing the engineering controls we have in place. This proves that you don’t have to spend a lot to save a lot. Going forward we’ll continue to thoughtfully monitor and update our building data in the Energy Star database so that we can see the effects of our operational efforts.”
Approximately 93% leased, 371 Hoes Lane has a three-story glass atrium with glass elevators, food service, on-site management, freight elevator, attractive landscaping, a covered loading dock and basement storage.
The site is approximately 10 minutes from both the New Jersey Turnpike and Garden State Parkway. Its corporate neighbors include Johnson & Johnson, Hapag Lloyd, Telecordia and American Standard.
Energy use in commercial buildings accounts for nearly 20% of U.S. greenhouse gas emissions, at a cost of more than $100 billion per year. Commercial buildings that earn EPA’s Energy Star must perform in the top 25% of similar buildings nationwide and must be independently verified by a licensed professional engineer or a registered architect. Energy Star certified buildings use an average of 35% less energy and are responsible for 35% less carbon dioxide emissions than typical buildings.
371 Hoes Lane is now included on the Energy Star registry, which documents buildings that are leaders in energy efficiency. Fifteen types of commercial buildings can earn the Energy Star, including office buildings, K-12 schools and retail stores.
