300 Kimball Drive Capital Improvement Campaign Near Completion with Renovated, Bistro-style Eatery

(JUNE 26, 2013 – PARSIPPANY, N.J.)— Transwestern today announced the completion of construction on a new bistro-style eatery at 300 Kimball, the headquarters-quality office building strategically located in the Parsippany submarket in Morris County, N.J.

The opening of the new eat-in café for tenants comes on the heels of the Class A building’s LEEDâSilver certification from the U.S. Green Building Council in April and addition of a 3,000-square-foot, state-of-the-art fitness center.

“300 Kimball is a first-rate asset, and it is imperative that every aspect of the building is exceptional,” said James Postell, principal of Transwestern’s New Jersey office. “We understand the importance of responding to the way tenants work, which today is often outside the cubicle. That is why all spaces within a building must be both contemporary and inviting.”

The main focus of the redesign was to incorporate additional seating conducive to both group and individual dining. Gensler designed the new eatery, with Nicholson Corporation managing the capital improvement program. Complementing the renovated space is the existing outdoor terrace directly adjacent to the café that provides ample seating and allows tenants to work or take a break in the sun.

A number of sustainable architectural elements were utilized in the redesign, including LED accent and down lighting, low volatile organic compound (VOC) paints, low VOC carpeting and locally sourced ceiling tiles.

“The building already features tremendous fundamentals with spacious floor plates that enable flexible build-outs, a desirable location and immediate availability,” said Postell, who leads the leasing and management of the assignment along with Managing Director Matthew McDonough. “This repositioning bolsters those existing attributes and creates an atmosphere that exceeds corporate requirements and desires. From the impressive cafeteria to the cutting-edge fitness facility, 300 Kimball continues to be the premier destination for office tenants searching for new space.”

Originally constructed in 2001, 300 Kimball is a 400,000-square-foot building that features numerous on-site amenities, including separate storage for tenants and ample parking with executive covered parking. Strategically located with direct access to Interstates 80, 280 and 287; U.S. Routes 46 and 202; and N.J. Routes 10 and 53, there is an abundance of amenities in the local area including hotels, shopping and restaurants.

In 2012, 300 Kimball Drive received an ENERGY STAR®rating of 93, a rating that is 24 percent higher than what ENERGY STAR considers to be top performance and 12 percent higher than the average ENERGY STAR rating within Transwestern’s national managed portfolio.
