+/- 200,000 SF Class A Office/Warehouse Space Planned For Pelham Road
Mark A. Cothran, a principal in JOCO, LLC is currently in the final design stages for a 200,000 SF Class A multi-tenant office/warehouse project off Pelham Road in a development to be known as “Logue Park at Pelham”. The development will be constructed on a +/- 13.03 acre site that was purchased earlier in August 2013. “Logue Park at Pelham” will be located in the Pelham Road Corridor within one mile of the I-85/ Pelham Road interchange between I-85 and Highway 14, which will provide excellent access to GSP International and Hwy 14. The Pelham Road Corridor been a very popular area for many years attracting such companies as Michelin, ScanSource, Super Duper Publications, Iron Mountain and Bausch & Lomb.
The park will consist of two buildings; Building 1 (90,000 SF) and Building 2 (110,000 SF).
Cothran Properties LLC will oversee the development and management of the project, while Lee & Associates-Greenville will handle the leasing and marketing for space within the park. The project is expected to be completed in the third quarter of 2014. Pre-leasing is underway.
The buildings will include 50”-by-50” column spacing, 28-foot minimum clear ceiling heights, a 200-foot truck court, 2 dock highs per bay and the ability to provide drive in doors as well. The buildings in the park will be ESFR sprinkler systems.
The current Upstate SC Class A multi-tenant office/warehouse market includes a total of 25 buildings/projects which is comprised of 2,775,106 SF. This includes two additional announced projects – one containing 156,000 SF located in Spartanburg County which has pre-leased 52,000 SF and a second project of 250,000 SF to be located in lower Greenville County which has not yet started construction. The current vacancy rate which includes all newly announced projects is 12.6%. Logue Park is the only park located in Greenville County in the very popular Pelham Road Corridor.
