Leading Manufacturer and Importer of “Window Treatments” Signs A New Lease
Howard Applebaum, President of Corporate America Realty & Advisors (New Jersey’s Industrial Real Estate brokerage company that specializes in only exclusively representing tenants, buyers and investors of Industrial Real Estate) recently represented H.C. International, Inc., one of Country’s leading Manufacturers and Importers of curtains and draperies in the signing of a new lease at 37 Montclair Avenue, Little Falls, NJ. The tenant occupies approximately 37,000 square feet and is using this facility for warehousing and administrative office purposes.
This property was previously owned by Prologis, the World’s largest owner of Industrial properties. It was part of a recent portfolio sale to The Hampshire Real Estate Companies, who are one of New Jersey’s premier real estate investment and developers.
Howard stated, that the property’s Little Falls, Passaic County location, having great highway access, along with nearby public transportation (commuter rail and bus) as well as walk to all nearby amenities (food, post office and being across the street from the Municipal Hall Complex) were the major reasons why the H.C. International, Inc. relocated out of its former Carlstadt (“Meadowland”) NJ., location.
With its lease expiring and after reviewing current Market alternatives, H.C. International, Inc. decided that if the right “package” can be negotiated with The Hampshire Real Estate Companies, it would enter into a new lease transaction with them.
Howard represented the tenant in the original Prologis lease transaction as well. Ms. Jenna Imperatore, Vice President and Chad Hillyer, Managing Director of Jones Lang Lasalle, represented the Landlord, The Hampshire Real Estate Companies.
