Market Commentary

The Sarasota County retail market has shown positive indications of an improving market, with decreasing vacancy rates, stable rental rates, and positive absorption over the past year. As vacancy rates are expected to continue to decrease to stabilized levels with positive absorption, rental rates could be expected to increase in the near future.

The pace of development has increased substantially over the past year. The single largest addition to the market is The Mall at University Town Center with over 1.5 million SF of retail space, opening in Q4 2014. Numerous other additions have been in the form of single tenant and build-to-suit properties.
