The industrial market continues to experience stabilization. As the market continues in the first phase of a recovery, positive absorption is occurring and lease rates are stabilizing. Flex industrial space is showing signs of recovery as evidence by an increase in construction of industrial flex buildings within numerous suburban areas.
Construction of other types of industrial space has been intermittent which points to a longer recovery due to the current higher inventory levels and amount of vacant space. Expectations are for the industrial market to enter the second phase of a recovery within the the next 12 months as the remaining excess inventory continues to be absorbed.
