Market Commentary

Recent new construction and renovations within the lodging sector have been focused on the central business district.

The Clarion Hotel at 1615 Gervais Street in the central business district is being converted to a Hilton Garden Inn / Home2 Suites by developers Sejwad Hospitality and CN Hotels. Projected to be completed in January 2016, it will be Columbia’s first dual branded hotel. Featuring 223 guest rooms, the hotel will be the second-largest in Columbia and will cater to business and leisure travelers. Amenities include a saline-based pool, patios with grills, outdoor seating areas, full-service restaurant and lounge, a 24-hour business center, and an integrated guest laundry and exercise space. Flexibility of meeting spaces will allow groups of 10 to 600 people and is located near the business and Vista districts, State Capitol, and the University of South Carolina.

Noble Investment Group recently opened the 130 room Hyatt Place Columbia in the Vista. The hotel is located within The Vista, Columbia's premier dining and shopping district, and proximate to major downtown area businesses, the University of South Carolina, the South Carolina State Capitol, the Columbia Metropolitan Convention Center and the Colonial Life Arena. It has more than 2,000 square feet of flexible, high-tech meeting/function space with audio visual equipment. Amenities include an indoor, saltwater swimming pool and 24-hour gym. 

New owners recently completed major renovations at the 189 room Courtyard Columbia Downtown at USC. Upgrading the hotel's interior, SREE Hotels, LLC now owns two Marriott-branded properties in the downtown district, the other being the SpringHill Suites Columbia Downtown/The Vista. The Courtyard hotel's location in Columbia is adjacent to the University of South Carolina and its bulging enrollment of more than 31,000 students. Featuring 5,000 square feet of meeting space, the hotel offers access to the Capital Ballroom with a capacity of up to 400 people.
