You probably already know that no matter what kind of business you’re in today, you really need to be on social media. Did you know, though, that Facebook is really only the beginning when it comes to house flipping on social media? Of all of the social networks available, Instagram may be the very best for your real estate investing business. Its setup is really perfect for real estate marketing and generating buzz around your flips before you put them on the market.
First of all, when people look at houses to buy or rent, what to do they pay the most attention to? Sure, they read the listings to make sure that the houses they’re looking at have enough space and the right numbers of bedrooms and bathrooms. But they really care about the pictures. They want to see if it’s worth their time and energy to drive to an open house and see the property. Listings without pictures don’t get a lot of attention.
Unlike Facebook and Twitter, Instagram doesn’t let you make a post without a picture. That makes it perfect for hinting at the progress you’ve made on a new project or showing off the finished product and letting people know when they can come to your first open house. If you really want to take full advantage of this awesome tool for getting the word out about your fix and flip properties, just follow these tips.
Take Professional Pics
First, make sure that the pictures you post on Instagram (and everywhere else online) are professional. You want them to really show off the properties you’re working on and show what amazing work you do. At the same time, your Instagram pictures don’t have to be your traditional real estate photos.
One really fun option is posting side-by-side before-and-after pictures. People post side-by-side progress pics when they go on a diet or start working out, so why not do the same as you get your rehabs in shape? If you don’t want to post your before pictures, that’s okay, too. You can always post shots that hint at the really cool upgrades your making.
If you plant a garden at one of your rehabs, post a picture of it in full bloom. If the new master bathroom is to die for, post a picture of it. Don’t hesitate to show off everything you’ve done to make a house a real steal for your buyers.
Add Your Own Personality
While you’re at it, though, don’t just post pictures of your projects. You should also post images that remind people when they can come by and take a look, but that’s not all, either. Inject your own personality and personal branding into your Instagram account to give people an idea of who they’ll be working with if they buy from you.

Don’t Forget Hashtags
Finally, don’t forget to use trending and custom hashtags to get more people to see your posts. Even more than Twitter or Facebook, Instagram really runs on hashtags, and you can let a lot more people know about your real estate investing business and your house flipping projects with the right hashtags.
