The Outlook for Ultra-Luxury Single Family Properties in Miami

How is the ultra-luxury market doing so far in 2014 for single family houses in some of Miami’s priciest enclaves? Well, let’s take a quick look at activity in four communities known for expensive real estate and see what kind of activity we’ve had for houses listed above $10,000,000. Below is a photo that corresponds to the highest priced house sold in each enclave. All of these are waterfront houses, and were in excellent condition at the time of sale, except for 115 N Ocean Drive in Golden Beach, which is an oceanfront house right on the beach and needed updating at the time of sale. Golden Beach is the only city in all of Miami-Dade County that offers single family homes that are set right on the same beach.  

Miami Beach: 33 active listings with 9 sold this year; highest price was for 30 Star Island at $28.144 MM ($1,759/square foot).

Coral Gables: 13 active listings with 2 sold this year; highest price was for 4 Tahiti Beach Island Road at $18 MM ($847/square foot).

Key Biscayne: 15 active listings with 3 sold this year; highest price was for 715 North Mashta Drive at $10 MM ($1,435/square foot).

Golden Beach: 6 active listings with only 1 sold this year; the only sale was for 115 Ocean Boulevard at $12 MM ($1,412/square foot)
